Chimney chase leaks are more common than you would think. This particular chimney chase was leaking for at least 2 years before it became a large enough problem to be noticed. The reason for this is that there was no plywood covering the hole first before they installed the metal cap, so when the water pooled it indented around the pipe itself allowing the water to stream down the pipe and it shows up on the inside of the chimney. It was only when the cap started to collapse around the pipe allowing for large amounts of water to enter at a time, is when it was finally noticeable. So if you look up at your chimney chase and see rust stains around the perimeter it is already leaking.
