What started as a deck removal led us to a rotted rim joist caused by years of moisture exposure and an improper install.

This is a perfect example of how much a bathroom can change without changing the overall layout.

What started as tile starting to drop and the shower door no longer closing properly ending up tracing back to compromised support from a moisture issue underneath that needed to be handled first.

Once everything was corrected and solid again, we rebuilt the space with a completely different direction. We updated the tile, niche lighting, and finishes that made sense together to elevate the whole space! ✨

Same bathroom, just done the Golden way this time 😉

When installing LVP flooring, what’s underneath matters just as much as what you see on top.

For this home, we were working on a concrete slab, which naturally holds moisture. Before installing the flooring, we added a moisture barrier to protect the LVP from v***r coming through the concrete. This step helps prevent long term issues like warping, swelling, and flooring failure.

On top of that, we installed a premium underlayment (the silver layer shown) to help with sound reduction and provide a smoother, more comfortable feel underfoot.

This is the type of prep work that separates a quick install from a floor that’s built to last.

A Golden finish starts with what you don't see ✨

Here's a glimpse of this patio while we were working on the extension.

As we got into it, we came across areas that needed attention before moving forward. For us, that's never something we overlook. We're not here to build over anything questionable... we make sure everything is solid first so the end result actually lasts. Once that was taken care of, everything started coming together the way it should.

Our client wanted to move away from the typical beige tones but didn't want to go too gray either. So we worked through a color that feels warmer, cleaner, and still ties in naturally with the home. Paired with the trim detail and brick border, it completely changed the feel of the space without overdoing it. 🤎

This was a big decision too, since it may carry throughout the rest of the home... so it had to feel right. ✨

Now it's open, refreshed, and finally a space they can truly enjoy. Perfect timing with summer right around the corner! ☀️

The homeowner originally noticed soft spots in the flooring. During our estimate, we went the extra step and inspected the crawl space, where we discovered active termite damage causing the issue.

This is exactly why staying on top of termite treatment is so important. These pests can quietly cause serious structural damage before you even realize what’s going on.

Some kitchen details make a bigger difference than people realize! 👀

One of them is how the refrigerator area is designed. In this layout it’s framed in with cabinetry, giving the wall a much more built in feel instead of the refrigerator looking like it’s just placed in the space.

The island also does a great job anchoring the room while still keeping the kitchen open and functional.

Another detail we love here is the movement in the countertops. The soft grey veining against the bright white surface keeps everything feeling clean and bright, and the teal wall behind the cabinetry adds such a beautiful contrast.

You can also start to see the cabinet hardware going in. The black handles with a touch of gold bring in a really nice contrast against the lighter cabinetry, with a few remaining pieces still being installed around the island.

Next up will be the backsplash, electrical outlets and cover plates, and the sink fixtures to finish out the space! ✨
