5.5” of closed cell spray foam insulation in the roof rafters saved this commercial builder a ton of money!

This project is a fitout of the old Marlton diner and the roof framing was previously done with engineered trusses. Running through these trusses are all of the mechanicals, including HVAC duct work and a sprinkler system. Because of that, the builder would’ve had to either find a new place for the mechanicals under the ceiling inside the building envelope (very costly) or move the building envelope to the roof deck which could only be done with spray foam insulation. With rafters mostly being made from 2x4s or 2x6s at 24” on center, it would be nearly impossible to get fiberglass batts installed under the roof deck. Not only did this builder save thousands on the upfront cost, the building owner will experience years of energy cost savings in the future by choosing to go with spray foam!
