Here's something a lot of homeowners don't realize until they're in the middle of a project: one of the biggest causes of delays and budget overruns isn't the construction itself. It's decisions that weren't made early enough.

When materials aren't selected and ordered before work begins, everything downstream gets complicated. Tile that's backordered pushes the whole schedule. A countertop that gets chosen mid-project might not work with the cabinets that are already in. Suddenly your four-week project has become a six-week project, and you've been living without a functioning kitchen longer than anyone planned.

A well-run remodeling process gets ahead of all of that. Before your project ever starts, you'll work through every material and stylistic decision with your remodeler, from flooring and fixtures to hardware and paint. Everything gets selected, approved, and ordered ahead of time so that when the crew shows up on day one, there are no outstanding questions and no waiting around.

It's not the most glamorous part of the process, but it might be the most important one. Decisions made early keep projects on time, on budget, and a whole lot less stressful for everyone involved.
