Are you looking to buy or sell a home? Did you know that home inspectors have limitations when it comes to inspecting HVAC systems?

Home inspectors are generalists, not HVAC specialists. They perform a basic performance evaluation, letting you know if your HVAC system is inoperative or has obvious performance issues; check clearances for safety; note any installation problems; and provide a comfort and efficiency assessment based on visible and measurable factors (no tools on the machine). This does not include hidden elements or unit components that may not be fully evaluated.

For a full HVAC evaluation with detailed performance diagnostics, including individual HVAC components and refrigerant levels, you should hire a licensed HVAC technician and schedule a unit inspection. This provides you with a full picture of the machine in both heating and cooling modes, helping you, as the buyer or seller, make the best decision when negotiating the home's price.

HVAC systems are an investment in your family's comfort and indoor air quality; they can be costly. Don't leave money on the table when negotiating.

We are receiving many calls about units not cooling well. Here are some things we review with customers, especially during extreme heat:

1. Is it not cooling well during the hottest part of the day? If so, your unit may be doing all it can. You may see it set to 74 and reading 78, especially when temps are over 100 degrees. Yesterday alone, the heat index was 119. You may also have your unit running constantly; this can be normal, as many factors affect it.

2. Does the unit meet the temperature overnight? If you wake up and the temp is set to 72 and reading 72, you may not have an issue; it could be that your unit is doing the best it can in extreme heat.

3. Is your filter clean? This is the first thing to check. ALL filters need to be checked once a month. 1" filters need to be changed once a month, and 4" filters could last 6 months but should be checked monthly.

4. Is the unit blowing warm air, or is the temperature increasing? If it is blowing warm air, check the filter, then check to see if there is ice on the line outside running from the condenser (outdoor unit) to the house. If there is ice, please turn off the unit and call for service. If the filter is clean, there is no ice, and it is still blowing hot air, please call for service.

**NOTE** Please make sure that your outside unit is washed and free of debris, especially on the back next to the house. You should not have bushes, weeds, or grass growing on the unit, and it should be washed off when dirty.

If your unit is not keeping up during the hottest part of the day and you have not had maintenance done, here are some HVAC tips!

1. Check your filter; filters need to be checked monthly. If you have a 1" filter, it needs to be changed monthly; if you have a 4" filter, it may last up to 6 months, depending on your household.

2. Wash off the outside condenser with a water hose, just enough pressure to wash the unit but NOT bend the coils, start from the top and work your way down on all sides, ESPECIALLY the back against the house.

**BONUS**

Is your house getting hotter? If the temperature in the home continues to rise, please refrain from turning the thermostat down. There are a couple of things regarding this topic:

The unit could be frozen, or a component may not be working correctly, which could cause further damage. Please check whether your filter is clean and whether there is ice on the outside line. Please turn the unit off and call your service professional.

It is normal to see a couple of degrees' difference between the thermostat setting and the reading in the afternoon or evening, especially in extreme heat. For example, the thermostat may be set to 72 and read 74-76. Your unit can run continuously, depending on the thermostat setting (see below) and the age of the home, HVAC unit, windows, and attic insulation. Once the sun goes down, it should reach the desired temperature overnight; if not, please call your service professional.

As we enter the holiday weekend, I wanted to share a couple of things. Keller Services Heating and Air Conditioning will have a technician available for emergency on-call services if needed. However, as homeowners, if your unit stops working or is not functioning correctly, you can take a couple of steps before calling the professionals. Here are a few:

1. Issues with the thermostat ~ Check whether it requires batteries. Check the programming; it may have reverted to the factory setting.
2. Checking your air filter regularly ~ We recommend checking or changing your filter monthly. If you have a 4" filter, it can last up to 6 months, but please check it monthly to determine whether it needs to be changed. If you have a 1" filter, it should be changed monthly.
3. Breaker flipped. We recommend resetting a flipped breaker only once, as recurring issues indicate a problem with your system that needs to be addressed.
4. The unit is blowing hot air. Check for ice on the outdoor line running from the home to the condenser. If you see ice, check your filter. If the filter is clean, turn the unit off, turn the fan on, and then call your service professional.
5. The house is getting hotter. If the temperature in the home continues to rise, please refrain from turning the thermostat down. 7. Water is leaking from the outdoor pipe. Check to see if your drain pan under the unit has water; if so, you may have a clogged drain.
8. Thermostat settings for Texas heat ~ If you are away during the day or traveling, we recommend setting the thermostat to 78°F instead of turning the unit off completely. The higher you set it, the longer it takes to cool down, and the harder the system has to work.

IMPORTANT!

If you purchase a new HVAC system, PLEASE make sure the company registers your equipment. They should send you the registration via email within a couple of days of the installation. If they don't follow up, your warranty will be limited to 5 years, NOT 10.

If you have a new build, YOU need to register your equipment within 60 days of ownership. If not, you do not have a 10-year warranty.

We do not like to tell people that their unit is NOT under warranty, but it is happening more and more often.
