Following on the ADU'S news here is a great article from one of our locals newsmedia Fredericksburg Advance sharing the process that Fredericksburg, VA went through to create an ADU amendment, but City council voted down in 2023.

The issue came up in Fredericksburg in 2023 and was voted down by City Council.

We are excited to send out an update on the status of some bills we had been watching and advocating for:

On April 13, 2026, Governor Abigail Spanberger signed into law the following bills.

SB 531, Accessory Dwelling Units, which will require all municipalities without a pre-exiting accessory dwelling unit ordinance to allow by-right ADUs in all zoning districts that allow housing. It will take effect July 1, 2027.

HB 594, Expedited Approval for Affordable Housing, allows municipalities to authorize a zoning administrator to use an administrative process to approve rezoning applications for certain affordable housing developments.

The structure is up and siding is now being installed. The color selection is spot-on—subtle, timeless, and beautifully integrated with the natural landscape. With views of the Potomac River, this home is in an exceptional setting in Hague, VA.

Fairfax station Residence update!

A few months ago we shared renderings of this residence—construction began in November. Basement and first-floor framing are now complete, and the team has started assembling the exterior walls for the first floor.

This home features ICF exterior walls—a high-performance assembly known for energy efficiency, airtightness, noise reduction, and resilience to fire and severe weather.

Installation is low labor-intensive, but it requires precise planning and inspections prior to concrete placement to avoid extra cost.

Sneak Peek of Go GRK in Lorton, VA!

Go GRK, a fast-casual restaurant and market that brings authentic family tradition into a modern dining experience.
We were on site to check construction progress before the snow came in — finishes are in, furniture is ordered, and custom shelving displays are underway.

The space is coming together well and the client is targeting an opening in early April!

Recently completed 12,400 SF renovation of commercial space to provide offices, showroom and warehouse spaces, expansion of exterior warehouse door and a transformed front canopy.
Architectural, Structural and MEP design were handled in-house.

Monday Progress Update

This two-story ICF home—with a full basement—has recently been submitted for a building permit.

Over the past year, we've worked closely with the family to bring their vision to life: a modern, sustainable home designed to meet their lifestyle today and support future generations. Featuring clean lines, adaptable spaces, and a focus on durability and energy efficiency, this project reflects thoughtful planning at every stage.

This Lakehouse transformation started with a simple idea: convert the garage into living space and add a new garage with a second story above. But as construction evolved, so did the vision! 💡

The homeowners extended the deck and enclosed part of the original one—creating a stunning new living room with a view of the lake. Now, this home is built for comfort, connection, and countless family gatherings for years to come. 💛✨

Monday Progress.

Upcoming Project in Fairfax County.
A fast-casual restaurant, that blends family tradition with a modern twist in a relaxed and fun atmosphere. In this project we teamed with to bring this dream to reality.

The design for this fast-casual Greek restaurant centers around the idea of blending speed with authenticity. The goal was to create a space where guests can enjoy the most beloved dishes from the owners’ previous restaurants—served in a more efficient, approachable format. To complement the dining experience, the concept includes a small market area offering specialty products imported directly from Greece, allowing guests to take a piece of the experience home.

Natural colors and materials were thoughtfully used throughout the space to reflect the simplicity and warmth of Greek coastal life. The result is a clean, modern environment that resembles the traditional Mediterranean aesthetics while supporting a streamlined, contemporary service model.
