This project is a perfect example of how a project should be completed and quoted. When we provided our estimate for this project a lot had to be considered. The other estimates that this customer received, unfortunately plagues our industry well to much.
There is a difference between being paid well for your services and taking advantage of people that might not know that much about the work that goes into repair and remodeling.
This customer had a leak coming from his toilet that went onto his kitchen ceiling. There were some water stains and discoloration, nothing more. This homeowner had called some other companies for pricing and the things they told him were simply untrue. He was told he has extremely dangerous toxic black mold and the entire bathroom needed to be gutted from top to bottom.
When I arrived for my estimate I conducted moisture readings and other tests to confirm that was not the case.
This customer had a small toilet leak. And being a smart homeowner stopped using that bathroom.
We removed the vanity, flooring and toilet to access the subfloor to see the extent of the damage. You can see some water staining, but no mold. The fl**ge was cracked and letting water leak when the toilet was flushed. There also was a small drip coming from a PVC pipe underneath that we fixed in the kitchen ceiling.
We inspected the area for any mold growth and there were none. Performed leak test and also confirmed there were no more leaks. We made the repairs replaced the broken fl**ge and subfloor that was damaged. Then placed a new moisture barrier that wasn't there before and put the bathroom back together.
Since the customer liked the pricing for these repairs he had enough in his budget to redo the shower surround since the last guy he hired did not do a good job. We also knocked that out for him after.
We might not do the work in your home for every project, but it's important that when you hire someone to do work whether it be a remodel or major repair. That they operate with honesty and integrity. Using words like toxic or life threatening when there isn't a reason to is wrong and taking advantage of regular people.
It is always important to listen to a professional advice and give input on what needs to be done. It can be hard to tell if someone is being genuine or trying to scare someone into spending more than they need to.
What do you do? We would suggest listening to your gut instinct, it's there for a reason. And also do research on whatever work you are doing in your home. Give yourself baseline knowledge. It will help you know the work needing to be done, possible price ranges on labor and material and also help you sort through estimates that are inflated.
We focus on doing good quality work for homeowners and all customers and restoring good faith back into contractors and repairs services. Not every company is out to get you. But finding a good company that truly cares is a difficult task.
