The first home is exciting. It's also the one most people over-furnish and under-think.

After helping hundreds of Portland locals furnish their homes, this is our advice to you:

• Buy the sofa like it's a 10-year decision — because it is. Frame, cushion fill, depth. Sit in it and really get a feel for it.

• Leave room to figure out the rest — you won't know what the living room actually needs until you've lived in it for a month.

• One finish to anchor everything — pick a wood tone or metal and let pieces layer around it naturally.

It’s a simple as this: spend where you sit, save where you store.

Spend more on: sofas, sectionals, bed frames, dining chairs. These take the most physical use and do the most visual work in a room. Construction, cushion fill, and frame quality matter here.

Spend less on: side tables, accent seating, shelving, decorative pieces. These don't take the wear, and they don't anchor the room, so a well-made piece at the right price point does the job just as well.
