Happy Makeover Monday!
Someone following Makeover Mondays asked me how my contractor moved the water pipes under the floor in the bathroom renovation we just completed. These water pipes were on an exterior wall so piping them inside the space made sense in the 1930’s to prevent them from freezing in the winter. Technology has come a long way!! After many discussions we agreed that we could drop the pipes under the floor away from the exterior walls. The old radiator was high performance back on the day but multiple coats of paint had decreased its efficiency.
So we went to work!!!
We opened up the floor which allowed the moving and rerouting of the pipes UNDER the floor level but away from the exterior wall. The removal of the painted radiator gave more space for the linen closet and toilet. New super efficient but narrow radiator units allow maximum efficiency in a smaller profile. We are apparently on back order on the unit we selected so it’s on order and coming!!. The new subfloor was leveled for the new marble floor and it laid well and true to level.
That’s how we accomplished this. I hope it answered your questions!

This week's makeover!
Another case of ‘what do you think we can do with this bathroom’?? My client purchased a phenomenal condo - right street/right area/ right building - but the unit was original to 1972. All of the three bathrooms were like this. One yellow/one pink and one green. It’s a condo so all of the work was hyper regulated. After many conversations we decided to keep the footprint but improve all of the segments of the bathroom!!

First, I had all of the tile removed. No easy feat. But it allowed us to see what could be improved. We decided on a much more neutral palette. The window stayed but we improved all else. I gave the shower a lower threshold for safety and had it retiled with accent tile bands with a new glass door. New adult height toilet fit into the alcove. A new vanity and countertop with more storage improved the vanity area. Better lighting also improved the space. New LVP floor which was waterproof gave the room a new look. Grab bars for safety helped with aging in place. My client was thrilled with my creativity but allowed for strategic and thoughtful/practical solutions. This was one bathroom updated. Two more to go and coordinate. More coming!

Fresh off the Memorial Day holiday I had arranged for a somewhat large cabinet delivery to my clients townhouse this morning. And apparently also the County had a work order to dig up the narrow lane and fix a sinkhole. No information or flyers to the residents. And RIGHT in front of the townhouse. Go figure. So at 10:30am I had to fit the Chesapeake Kitchen Wholesalers delivery truck on the lane and ask the County workers if they could move the massive digger truck/dump truck and two County vans so we could get the delivery truck a little bit closer to unload my cabinet order!! It pays to be polite and ask nicely!! What an INSANE start to this week!

Happy Makeover Monday!
Deciding on a renovation allows my clients to make a space ‘theirs’ instead of working and living in someone else’s idea of a space. In this case my clients have a second floor full bath that services three bedrooms. They have raised a family and used this bathroom for a couple of decades but it was time for an upgrade. Could I use the existing footprint but upgrade and re-organize the space to function better/look better, and have more storage?? So I went to work!
I have worked with these clients on other projects so we quickly came up with a plan. Window and door were to stay. Pretty much everything else came out. Which allowed for exposed plumbing pipes to be reworked down under the floor. I reduced the size of the tub wall which allowed much more natural light into the space. An inefficient linen closet was removed and I designed a new closet with functioning drawers and doors and even room for a hamper! The new tub is cast iron. I replaced the outdated shower/tub fixtures with a rain pan AND a handheld unit. Grab bars for safety. The vanity has SO much storage and multiple drawers that soft close! New marble floor tile coordinates with the marble remnant we selected for the countertop with a custom backsplash and the threshold to the room coordinates as well. A new shower niche finished off the custom look (and function) and has marble shelves for product. I finished off the solutions and selections with a new comfort height toilet. My clients are loving the new look but more importantly the safety features and function of their full bath!
