Most people going into a real estate transaction already know the basics.

But there are a few that catch people off guard...

Opening a new credit card or furnishing your new living room before closing can actually flag your loan and put the whole deal at risk.

A job change, even a good one, can do the same thing.

And going in with a low offer "just to see" often just signals to the seller that you're not serious.

The good news: all of this is avoidable with the right guidance going in.

I wear a few hats these days—real estate full time, and on the building side with our family company, Belkin Builders. One of the things I love most is getting to be involved in the design process and helping people think through not just where they live… but how they live.

I recently toured a new space in Northern Colorado called Projective and immediately saw the potential.

Imagine being able to walk through your floor plan at full scale before your home is built. Seeing what an 8-foot door actually feels like. Understanding room sizes, furniture placement, and flow before decisions are finalized.

One thing that really stood out to me: they said clients average 10–12 revisions while using the space. That makes sense. Seeing something on paper is one thing—experiencing it is another.

As someone who helps clients buy, sell, build, and think long-term about the life they’re creating, tools like this are exciting because they help people make more informed decisions with more confidence.

Northern Colorado keeps getting better.

Summer is one of the most competitive times to buy in NoCo

The kids are out of school, some people have more work flexibility, and inventory levels are stable.

Here's what I want you to know if you're thinking about making a move in NoCo this summer...

The best ones move fast. Be ready to move quickly, have your financing locked, and your priorities clear.

Homeowners selling in the summer are often working around tight deadlines.

School starting, a job change, or a move already in motion. When we understand what they need, we can structure an offer that stands out without necessarily paying more.

Competition can create pressure to cut corners. A bidding war doesn't mean the house is perfect. Protect yourself and get the inspection.

A summer move is absolutely doable. You just need to go in prepared (with an experienced agent on your side!)
