Good preconstruction doesn’t limit design — it shapes it. It clarifies what’s possible, what’s smart, and what will actually serve the people living in the space.

“Why can’t you just look at the bathroom and give me a number?”

Because a bathroom isn’t a box to be priced—it’s an experience to be designed.

If a contractor can walk in, spend 20 minutes looking around, and hand you an estimate on the spot, what they’re really pricing is assumptions. Assumptions about layout. Assumptions about materials. Assumptions about how you live, what you value, and what details matter to you.

That number might feel fast and convenient—but it isn’t specific, and it isn’t intentional.

A design-build process works differently.
