Started a renovation this week. Pretty straight forward. Sheetrock with some canned lights.
The homeowner asked if anything could be done with this beam that hung down 13 inches from the ceiling.
After pulling the trim board off it was wrapped in we discovered much of the beam was damaged by carpenter ants.

So the Sheetrock was put on hold while I built temporary walls and completely removed the old beam and replaced it with a new much stronger and less intrusive beam.

It was actually the perfect scenario for making the beam disappear into the ceiling. But the customer declined.

Overall, the jobs coming along nicely.

This is an emergency exit at an Apartment Complex call Liberty Manor in Derry NH.
If you look closely you’ll notice the sloped roof on one side. On the other side there was a short hill that fell away each time we stepped on it.
In the front are huge granite slabs that in my rebuild I spanned the steps over them to make them safe.
I switched the swing of the door to swing outside because of the nature of the door and would have preferred to use a panic bar to open in an emergency.
But the property manager declined.
You’ll also notice that an existing fire escape had to integrated into anything I did.

The tear down and the rebuild took one week with myself and a helper.
The property manager who is a 26 yr old child.
Refused to pay. For my helper which he had agreed to previously.
He would only pay me for 3 days because that’s what he decided was a fair amount of time to do it based on his lifelong experience. HA!
And he refused to pay for any material purchased by me.

I accepted this job from a list of jobs offered to me by the property manager.
I accepted it because of the challenges involved. And because it was unusable and dangerous to anyone trying to enter or exit through that door.

Warning fellow contractors; The best intentions in the world won’t save you from being stiffed by someone that has no ethics in his dealings with others.

The part that bothers me the most is that someone like this could be the reason I have to change the way I do business to protect myself from others out there like him.

Parents! Don’t spare the rod!

So try I couldn’t find any better before pics. This started out as a porch extension. When we found this cobbled up mess underneath it it turned into a complete makeover.
