Cottage, reimagined.

This 1920’s Connecticut beach cottage, which serves as a gathering place for neighborhood families, was sensitively renovated to preserve it’s period charm. Vinyl siding was removed and the original ‘novelty’ siding below it repaired. The small sunroom received a continuous band of windows. A dormer and cupola transformed the loft bedroom from cramped and airless to spacious, bright, and airy. The kitchen saw daylight tripled, cabinets preserved, and wall finishes upgraded. The garage was converted into a playhouse and tied to the house by a large patio. The obstructive deck was replaced with a modest-sized, pergola-covered one.

This modern interpretation of the Block Island vernacular has a minimal foot print and is perched on piers in order to tread lightly on its environmentally sensitive site. Constraints imposed by wetlands and opportunities to capture views informed the organization of spaces and the building form. Located between two ponds with the ocean visible from the second floor, this is an ‘upside-down house— 2 bedrooms on first floor, great room on the second floor, and the owners’ suite in loft. The accessory structure provides a storage space accessed from the deck. Above that, a sunroom is accessed from the great room via a bridge. It’s roof deck is accessed from the sunroom via a cantilevered stair.

The best gifts come in small packages!

Initially part of my conceptual master plan, I designed this tiny Block Island guesthouse (termed an 'Accessory Residential Unit" in the local zoning regulations) 5 years after completing the primary residence. They are stylistically similar companions.

Free the kitchen!
I removed redundant storage rooms and isolating partitions so that light, space, and people are able to flow freely though the kitchen and adjacent spaces in this 1885 Block Island home.

I remedied the claustrophobic entry hall of this 1885 Block Island house by relocating two closets and locating, in their stead, visually pervious kitchen uses. Exposing the joists above provides a bit more airiness and their rhythm breaks up the apparent length. The barn-style door, at the end of the hall on the left, is able to reveal the new washer-dryer closet without obstructing the passageway.

By removing a small closet, adding a large window, and calming things down with paint, I was able to transform the stairwell of this 1885 Block Island home from oppressive to enticing

The owners should finally have their certificate of occupancy by the end of March. Construction was slowed dramatically by supply chain issues. I can’t wait to see it lived in.
