Converted covered outside deck 12’ x12’ to a bedroom/salon complete with wall sconces, outlets, ceiling fan and Mini Split A/C / Heat-pump and TV. The door came from France and required rehab cutting down to size.

Hot water heater was 11 years old and started giving a client problems. We went with a insta tankless water heater at over 5 GPM. To replace it.
