Caulking is one of the simplest ways to reduce water intrusion, but it’s also one of the easiest places to cut corners.

Sealant failures typically show up at:

-Window and door perimeters
-Expansion joints
-Transitions (brick to metal, metal to concrete, etc.)
-Penetrations for conduits, pipes, and signage
-What property teams can watch for:
-Cracking, shrinkage, or pulling away from one side of the joint
-Brittle sealant that breaks when pressed
-Repeated staining below a joint line after storms
-Drafts or moisture near openings

Good sealant work is about prep and joint design: proper backing, clean surfaces, and choosing the right product for movement and exposure.

-Open mortar joints that let water in, then freeze-thaw does the rest

Our team was brought in to remove the old drain and install an 85-foot trench with new cleanout access, something the site didn’t have before. But the real challenge wasn’t just the scope, it was the environment. Offices were actively being used, so the work had to stay clean, controlled, and minimally disruptive.

Here’s what we did:

-Full containment build-out with sealed plastic walls to control dust/debris
-Industrial fans vented through a secure exit to keep air moving safely
-100% electric equipment, including an electric excavator, to eliminate fumes
-Clean ramp mats and protected pathways to keep interior traffic areas spotless
