Some of the "little" things we did in this kitchen that really made buyers LOVE it.....

- In the tall cabinets beside the fridge we placed outlets in the wall behind it and cut out back of the cabinet to access outlet. I always get annoyed at the small appliances I use but don't really have a place for. Now you can keep it hidden but still functionable.

- The corner of the island and kitchen counter, we placed a lazy susan inside the cabinet. Because everyone has that one deep corner cabinet that you can't reach anything...quick fix.

- Some of the drawers we placed were regular depth but we did place some that were deeper.

- Open shelving was so quick and budget friendly, and really adds to the farmhouse feel.

- On the outside of the island at the very end near the back door, there are shelves for cookbooks or you could even put your shoes there after coming in from outside. Otherwise it would've been wasted space being that close to the door.

From what the kitchen was, to what it became...I loved this finished look. And so did the buyers. On to the next room......

Storage, Storage and more Storage! I need it!!!

In this kitchen we did install a lazy susan in the corner of the island and counter with the sink. In addition to this, we added these command hooks on the inside of cabinet door to hang measuring cups.

Once we had put in flooring (which came from Lumber Liquidators and I LOVE it) I knew we wanted dark counters to match the floors.

And again, to stay on budget, we purchased unfinished 2x6's from Lowe's Home Improvement then sanded those down to be extra smooth and edges slightly rounded.

After sanding, the boards were put together by screwing the boards underneath and attached to the cabinets we got at Lowe's Home Improvement

Once attached the boards were stained with Jacobean Wax (same color we used on the pantry barn door). We then finished the high gloss look with a clear epoxy. They turned out beautiful! So many people liked the counters.

Now, a few tips....pouring the epoxy is a 2 or 3 person job! (And after doing this large area, if you can put the counters together and then stain AND epoxy outside...it would prob be much easier.)
Have the entire area ready for epoxy. Unless you are putting sections together and can pour in sections outside, make SURE to be ready to pour the entire area or it will be difficult to even out different sections.
Make sure you have a hair dryer or two. This will work wonders on getting the air bubbles out and to help the liquid run into low spots to even out the surface.
If you can't do this outside, use painter's tape and something on the floor underneath your work area. The runoff is crazy hard to catch up with!
If you want a frosted look, get a high grit sand paper and sand the epoxy after it hardens. Just a tad bit. After you sand, use Mother's car wax to shine it up a bit. It really gives it a really cool look.

Although this seems daunting you CAN do it! Start with a small space and give it a try! Here's the small kit of epoxy we used!

Once the cabinets were painted, glazed and in place we worked on adding some open shelving to really add to the farmhouse feel.

Usually your open shelving in a true farmhouse was around the kitchen window. In this house, that's just where we placed it so it could be used for small plants, decorative dishes or utensils, or other small objects.

Here we used a stair runner boards since they are rounded on the end (no blunt edges to scrape arms or hands) that was purchased at Lowe's Home Improvement. We cut it in half and stained with Jacobean stain. Once it was dry, attached the boards to the shelf arms and hung on the wall.

Once we finished the cabinets, to keep the aged farmhouse look I wanted all the fixtures to be dark.

The perfect fit for the cabinet handles were these babies. Loved them! โค And such a good price too!

Measured the screw holes and drilled a hole. Added cabinet pulls on the drawers and voila!

Since the kitchen needed more cabinets and storage but also needed to stay within budget, we got the unfinished cabinets from Lowe's.

I wanted a farmhouse finish so I ordered the rustoleum cabinet kit. It can be tinted but I only used the white (as it came) since I knew I was going to use the decorative glaze to "age" it.

It's easy to do but is a step by step process.

1. Paint all your cabinets with a base coat and second coat. Make sure they are completely dry.

2. I used the cheap foam brushes from Lowes and the cloth that comes in kit. Use foam to dip into glaze and place a small amount in the corners of cabinet doors. Then use the cloth to spread it along the edges. You can stop there but I also added some streaks from what was on my cloth on the faces of the doors.

3. Let this completely dry, super important! 24 hours at least.

4. Use a good wax paint brush and apply the protective coat. It's a milky looking mixture in the kit but once it dries it will be a clear gloss. Makes them easy to clean too!

The kitchen needed a complete over haul. Once we demolished any trace of the old kitchen, we also had to redo wiring and plumbing.

Y'all, we were down to only the exterior walls at one point. It was major work. Blood, sweat (lots of sweat) and tears (mostly tears).
