Selling a home in North Tustin? Don't make the mistake of pricing it like a tract home.
North Tustin's median is running around $1.85M, at roughly $743 per square foot. Tustin Ranch is at about $742 per square foot. Pretty much the same number — but these are very different types of real estate.
North Tustin is Orange County's largest unincorporated community. Custom homes, larger lots, and properties where no two floor plans match. In a market like this, the land itself can be a significant part of the value.
That's where sellers make the mistake. If you're pulling comps based only on price per square foot, you're pricing the structure and ignoring the parcel — the lot size, the frontage, the views, the setting. A 2,300 sq ft home on a flat interior lot and a 2,300 sq ft home on a half-acre ridgeline in Lemon Heights are not the same listing, and they should never carry the same number.
Homes are currently selling in about 32 days, so pricing correctly still matters. The demand is there. The margin for error isn't.
If you own in Lemon Heights, Cowan Heights, Panorama Heights, or Red Hill, don't just ask "what is my house worth?" Ask "what is my property — and my land — worth?"
