It’s never easy to scribe a foundation to ledge , but it seems that’s all we do here. This is a good example of Sona tubes scribed to ledge and held in place by a grid form to be poured by mixer and excavator bucket.

Pier replacement in which all of the main support beams were replaced and the decking. The beams are 6x12x40’. Which was brought over by the mail boat. We floated the beams over to site by skiff. Beams were lifted to shore by excavator. New beams and support brackets were set into place over granite piers. Alaskan yellow cedar is the decking.

Earlier I mentioned a ledge retaining wall. All the ledge pieces were harvested and picked specifically for the look we where looking for. We placed all boulders/ledge to match the natural appearance of the surrounding exposed ledge. We used straps when moving these large rocks so we would not scratch or mark up with machine.look thru the pictures some will have some explanation notes

So this job was done this summer, it’s the school project. As most know the siding and trim was original painted with lead paint. Paint was flaking off onto the ground as well rot damaged areas. I had earlier went to classes and received a certification for working with lead contamination. We had to put down heavy plastic to protect the ground and catch any paint flakes . All of the wood shingles were removed and replaced with 2 dipped latex white painted wood shingles. We also replaced a lot of trim, but not all,we ran out of time but the last bit will be addressed in the future. All lead painted debris where bagged and disposed of island.enjoy the pictures

Building in mid January we had our share of ,but it didn’t the crew down. The tall walls are 16’ high all ballon framed. Look thru the pictures for details

Framing floor system Horsmans point lasts winter. We started framing January 18 2021. House is built on a poured concrete foundation scribed to the ledge. The foundation is insulated with 2” foam. The ground cover in crawl space has insulated tarp on the ground covered by crushed stone .

sorry we've been quiet for a while!! We've had a lot going on with this new project. Here is a very informative video from the architect that I am working with. He has a great YouTube channel (30x40 workshop) and lays out all the things you never thought you needed to know! Lots more updates to come!

99 % done waiting on countertop and tile back splash . Master bathroom under a slight redo . Exterior grading and finish will be done as weather allows . I’m looking for interior finish pictures . The iCloud is not corroborating 😂 I try to find the missing pics
