Spring is coming!
As warmer weather arrives in the coming weeks don't forget to check your roof, gutters, windows and screens and exterior of your home. Also, have your AC checked and change that furnace filter if you haven't recently. It's a good time to flush your water heater as well.

Winter is coming!
Disconnect your hoses, shut off and drain your exterior hose spigots.

Leaving your hose connected in freezing weather can damage the hose spigot or contribute to broken pipes. If you have shut offs inside for the spigots, turn them off and drain the line outside.

Change your washer machine hoses! If it's been 5 or more years, it's a good idea to change out your washer machine hoses. You don't want to come home to this!

Tip of the Week:
Flush your water heater every year! Tank water heaters need to be flushed yearly to remove sediment that collects in the bottom.
Tankless heaters should be de-scaled with vinegar yearly to avoid build-up inside the unit. Lots of videos on YouTube can show you how or give me a call.

It's been a few weeks but here's another tip of the week!

Termites: Yep they exist here in Michigan and can cause significant damage over time. I've worked on several homes lately that had serious termite damage and the homeowner had no idea they had active termites. Picture shows tell tell sign of termites with the "mud tube" they use on the surface of wood and masonry to stay enclosed.
Conditions that can promote termite infestations: siding in contact with soil (even vinyl siding), wood posts in the basement penetrating the concrete floor, crawl spaces, damp conditions, basically any wood in contact with soil.
These conditions can also promote carpenter ant infestations (large black ants) that can also damage your home.
Most pest control companies provide wood destroying organism inspection services and of course treatment so if you're not certain, probably worth getting an inexpensive inspection just to make sure.

Tip of the week: Damp basement?
Many of our homes here in MI have basements that are susceptible to water intrusion. Your first line of defense is clean gutters with long extensions away from the home and proper grading around the perimeter of your home (5% grade minimum sloping away from the home). Soil should not be in contact with the siding and it's recommended to have a minimum 1 foot wide several inches deep barrier of crushed stone or river rock against the foundation. If you don't have gutters, proper slope is imperative and the stone barrier even more important. The idea is to get roof rainwater runoff as far away from the house as you can and make sure there are no places around the foundation where the ground slopes towards the house.

Tip of the week:
Slow flow at your faucet? It could be a clogged aerator. Remove this contraption periodically to clean it with a rust, scale and lime remover such as CLR. Remove it with your hand or channel lock pliers with a rubber band or other gripping material under the teeth so you don't scratch it. Some have notches for an adjustable wrench. Also, many aerators require a special tool to remove it which often comes with the faucet. If you don't have it, you can usually get one at the hardware store or from the faucet manufacturer.
