Corrective Stucco Repair Project

Another beautiful stucco townhome on its way to being market-ready. The LSS team was called in after a professional moisture inspection identified elevated moisture readings and non-invasive anomalies in several key areas, including:

✔️ Front garage window
✔️ Rear window
✔️ Chimney kick-out flashing area
✔️ Two chimney vent pe*******ons

Our Corrective Repair Process

Using proven exterior water management practices, we will:

🔹 Remove stucco above and below affected openings to properly access flashing and damaged areas

🔹 Remove all moisture-compromised materials

🔹 Install and integrate:
• Proper head flashing with end dams
• Two layers of Weather-Resistant Barrier (WRB)
• Drainage bead / weep screed where applicable
• Wire lath fastening system

🔹 Apply a two-coat cement stucco system with texture matched as closely as possible

🔹 Finish repairs with color-matched Sherwin-Williams Loxon XP for a seamless appearance and long-term protection

Sealants & Final Detailing

✔️ Apply OSI Quad Maxx to all deficient or failing joints

✔️ Inspect and reinforce critical caulking transitions and pe*******ons throughout the repair areas

You just had a stucco moisture inspection performed on your home. 🏡

Now comes the next step…

You send the report to several “stucco experts” to compare corrective plans and pricing.

But here’s the real question:

How many areas actually showed elevated moisture or damage?

• 5 or 6 areas?
• 8, 9, maybe even 10?
• Multiple windows?
• Missing or failed kickout flashing?
• High readings at roof transitions and pe*******ons?

Now the proposals start rolling in…

⚠️ Contractor A:
Comes in around $170,000+.

Their solution?
Remove ALL the stucco.
Install Hardie plank siding on the sides and rear.
Stone accent wall on the front.
Complete exterior tear-off.

Sounds impressive… until you realize many siding contractors STILL don’t perform the flashing details correctly behind Hardie systems either.

That can lead to silent, hidden water damage all over again.

⚠️ Contractor B:
Comes in cheap.
Maybe $20k.

They say they can “repair the damaged areas.”

Their plan?
Cut out BELOW the windows, doors, and kickout areas only.
Patch it.

One of the most overlooked — yet most important — components of a properly detailed exterior wall system is the integration of headflashing with end dams angled away from the wall, along with proper drainage systems such as weep screed or drainage bead. 💧🏠

At first glance, these components may seem minor… but when improperly installed — or completely missing — they can allow water to become trapped behind stucco, stone, siding, and trim systems. Over time, this can lead to:

The homeowner provided our team with a professional stucco moisture inspection, which revealed elevated moisture readings and water damage beneath (3) windows in the stone veneer areas. This is exactly why proper flashing integration and water management are so critical. 💧⚠️

✅ The LSS team carefully cut above the affected windows to properly integrate new head flashings with end dams, all pitched away from the home for superior drainage performance.

✅ Removal of the stone veneer was necessary to access and remove the underlying water-damaged materials. We then installed a through-wall flashing system beneath the window assembly to safely divert water out beneath the sill stone — not back into the wall system. 👊

Additional improvements included:• Comprehensive exterior caulking 🔧• Prep and painting of the front door & shutters 🎨• Integration of flexible head flashing with end dams• Proper J-channel weep hole detailing for drainage
