When facilities are designed for flexibility, assessment must be equally adaptable. This project required a consistent, repeatable evaluation approach across multiple phases, allowing the client to compare conditions, prioritize needs, and plan improvements across its portfolio.

Clear documentation is essential for public projects. Deliverables on our Vista Field project translated technical findings into concise summaries and prioritized recommendations, giving leadership the clarity needed to support funding and scheduling decisions.

We are proud to congratulate our Managing Principal, Melissa McCoy, on her election as Vice President of our Central Washington AIA chapter, with her term as President to follow next year. At CKJT, Melissa leads with a clear belief that innovation is not just about design, but about delivering meaningful value to clients through thoughtful use of resources, disciplined budgeting, and collaborative problem-solving.

The North Franklin Region Transportation Cooperative was planned to support the day-to-day realities of fleet operations, from clear site circulation and secure vehicle movement to durable maintenance spaces and functional administrative areas. We organized the maintenance shop, storage, and support functions within a thoughtfully developed site. The project helped transportation staff work efficiently today while allowing flexibility for future needs as service demands evolved.

Happy we could be part of the recent Toppen*sh Police Station remodel. The updated facility is already supporting improved daily operations with modern workspaces, enhanced coordination, and better tools for officers and staff serving the community.

It’s been over a month since the Toppen*sh Police Department moved into its new building, and Interim Captain Jordan Vanderhoof said it’s already improved the department’s operations.

Proud of our work on this important project for the City of Toppen*sh. This renovation enhanced circulation, durability, and efficiency while preserving the building’s essential structure and community-facing presence.

We’re honored to partner with the Port of Kennewick on the Southern Gateway Pavilions on this transformative project that repurposes two VSK airfield hangars into vibrant, community-centered spaces.

CKJT Architects worked closely with the Port’s team to design Pavilions A & B to not only respect the history of Vista Field through creative reuse of WWII-era decking, but also to enhance connectivity, accessibility, and public gathering.

This is more than construction; it’s a reinvention of place.
Read more about the project in the Tri-Cities Business News.

The Port of Kennewick completed phase one of the Vista Field Southern Gateway project on June 30 at 6708 W. Deschutes Ave. in Kennewick.

What Could Hold Your Project Back?

Feasibility Studies Reveal the Roadblocks Early

A feasibility study isn’t just about validating your idea—it’s about uncovering what might stand in the way of making it a reality.

Some of the most common blockers that emerge from a feasibility study include:

- Regulatory or zoning constraints that could delay or prevent implementation
- Financial gaps where projected costs exceed available funding or revenue potential
- Stakeholder misalignment that could lead to resistance or lack of support
- Technical limitations that challenge the scalability or sustainability of the solution
- Market saturation or lack of demand that weakens the business case

Identifying these issues early gives you the opportunity to pivot, plan, or prepare—before significant time and resources are committed.

If you're in the early stages of planning a project or seeking funding, a feasibility study can be your best defense against unforeseen challenges.

Let’s talk about how to turn potential blockers into strategic insights. What potential blockers have you found?

Why Start with a Feasibility Study?

Before launching a project, a feasibility study sets the foundation for informed decision-making.

It helps you:
Define what you're building, what it will include, and how it will be done
Determine space requirements and evaluate site or building constraints
Identify potential challenges early in the process
Estimate project costs to guide budgeting, funding, and fundraising
Pair with renderings to generate excitement and stakeholder support
Provide a strong basis for future marketing/ funding

Whether you're seeking bank financing or building momentum, a feasibility study is a strategic first step and can be customized to best address your unique project goals and needs.
