5 things to know before you build with cold formed steel framing.
Nobody tells you this upfront and they should.
1. It’s not the same as commercial partition studs.
What you’ve seen in office walls is light gauge drywall dividers. What we build with is structural cold formed steel, heavier gauge, engineer stamped, and load bearing. Completely different animal.
2. You need continuous exterior insulation.
Steel conducts heat so you can’t just stuff insulation in the cavity and call it a day. We run ZIP system panels on the exterior to break the thermal bridge. Done right it outperforms a standard wood wall.
3. Moisture management at the slab matters.
We set a capillary break between the bottom track and the concrete so moisture can’t wick up from the slab. Galvanized coating handles the rest. This is where older steel buildings failed and why ours won’t.
4. Subs need to be open to a small learning curve.
Electricians use grommets at knockouts. Cabinet installers screw into pre planned blocking. Trim goes up with adhesive and cross nailing. One job in and nobody complains anymore.
5. The upfront cost difference is smaller than you think.
About 10 to 15 percent more on framing material. Lower insurance every year, zero termite treatments, no rot repairs, and faster build time closes that gap faster than most people realize.
