When You LEAVE FOR THE SUMMER....
This is the time of year when many of our residents leave us for cooler weather. They learn after a few years by talking to other snowbirds the basics of closing up for the hot months ahead. Sometimes their home is left to defend itself against the elements all by its lonesome.
Keeping the house hydrated by placing open containers in various places in the h...ouse so the furniture can soak up some water is a common practice. Other things most people do is block out the sun as much as possible and set the thermostat to 85 degrees or so.
One thing overlooked much of the time is the risk of too much water being infused into the issue by way of an accidental water leak.
It is virtually impossible to determine when a leak is about to occur. The elimination of any connection line with plastic parts is a precaution that can be taken by having a plumbing professional check all your water sources for you before you leave. Turning these connection hoses on and off often is asking for a leak to occur much sooner that later. These cheap plastic valves are just not made to be cranked open and closed except for working on whatever unit they are supplying water to. The problem is, it is expensive, up to one hundred dollars per supply line to replace them. And quite possibly they won't leak under normal conditions so that could be money down the drain. But the chance they will leak is ever present and the best thing to do is to be ever vigilant.
How do you do that when you are not even there? One thing to do is have someone check your home as often as possible, every day if possible. Even so, water running for even a few hours causes unbelievable damage.
The latest great idea is to have a flood prevention system installed in your home that monitors your plumbing constantly, every minute of the day and night. These systems recognize a small leak and turn off your water before any damage can be done by flooding water. Many systems will contact the absentee homeowner with a phone call from a auto-dialer incorporated into the system much like a security alarm.
Having seen it all when it comes to water damage, I am a believer in being very proactive when it come to leaks and wouldn't be without a flood prevention system to monitor my investment while I am away.
