The Most Sustainable Building Is Not Always New

When people think about sustainable architecture, they often think about solar panels or electric vehicle charging stations.

Those features matter.

But one of the most sustainable decisions an architect can make is to extend the life of an existing place.

Redeveloping aging commercial centers reduces the need for new infrastructure, preserves valuable land resources, strengthens surrounding neighborhoods, and creates new opportunities for local businesses.

At The Davis Collection, sustainability was not treated as a checklist of features. It became the framework for reimagining an established retail destination as a more connected, walkable, and resilient community asset.

Sometimes the greenest building is not the newest building.

Sometimes it is the one given a meaningful second life.

Good Architecture Gets Better with Time

Everyone admires a building on opening day.
The real test comes years later.
Can it still serve its community? Can it adapt to changing needs? Does it continue creating value long after construction is complete?

At The Davis Collection, our design philosophy centered on longevity rather than novelty. Instead of replacing an aging commercial center with something entirely new, we focused on transforming it into a destination designed to evolve over time.

Flexible tenant spaces, durable materials, walkable public gathering areas, energy-efficient systems, and enhanced connections to the surrounding community all contribute to a project that is built for decades—not trends.

Sustainable architecture is not simply about reducing environmental impact. It is about creating places that remain useful, relevant, and valued for generations.

Great architecture does not just perform on opening day—it continues performing every day after.

Great Clients Make Great Architecture

The best architectural ideas rarely happen in isolation.

Throughout the design of the Subaru Design Center, our team worked side by side with Subaru through a series of collaborative design charrettes.

Those conversations shaped everything—from the central courtyard to the flexible workplace environments and specialized design studios.

Great architecture isn't created for clients. It's created with them.

The strongest projects begin with listening.

The Greenest Building May Already Exist

Sustainability isn't always about adding new technology. Sometimes it's about preserving what's already there.

The Subaru Design Center transformed an existing office building into a modern creative workplace by reusing the majority of the existing structure, and modernizing building systems while improving occupant experience.

Adaptive reuse reduces waste, preserves embodied carbon, shortens construction schedules, and often creates more authentic architecture than starting from scratch.

The most sustainable building isn't always the newest one. Sometimes it's the one that's given a second life.

Flexibility Isn't About Furniture

When people hear 'flexible workplace,' they often picture movable tables. True flexibility goes much deeper.

At the Subaru Design Center, flexibility was built into the architecture itself. Employees can choose collaborative areas, focused workspaces, presentation environments, outdoor work areas, and specialized automotive design studios.

The building supports everything from quarter-scale concept models to full-size clay vehicle modeling.

Architecture shouldn't dictate how people work. It should adapt to the work people do.

Why Every Workplace Needs an Outdoor Room

One of the biggest design decisions at the Subaru Design Center wasn't adding more offices—it was removing part of the roof.

The secure outdoor courtyard became the heart of the building because outdoor environments encourage informal conversations, spontaneous collaboration, and moments of reflection that rarely happen inside conference rooms.

The courtyard wasn't designed as an amenity. It was designed as another workspace.

Sometimes the best room in a building doesn't have a roof.

Innovation Begins with Environment

Innovation doesn't happen by accident—it is shaped by environment.

When we designed the Subaru Design Center, one question guided every decision: How can architecture help people think more creatively?

Instead of designing around desks and offices, we designed around choice. Employees can move between focused workstations, collaborative lounges, outdoor work areas, cafés, and presentation spaces depending on the task at hand.

Research consistently shows that giving people control over where and how they work leads to greater creativity, collaboration, and well-being.

Great workplaces don't force one way of working. They provide options. That's what architecture should do.

ADC is proud to team up with the YMCA of Orange County for the annual YMCA Backpack Drive — a tradition we’ve been part of since 2017.

This community initiative provides local students with backpacks, school supplies, and the essential tools they need to start the school year with confidence.

The drive supports families facing financial challenges, helping ensure every child feels prepared and included on day one.

Our continued participation reflects ADC’s commitment to uplifting the community we serve — giving back isn’t just something we do, it’s part of who we are.
