Dogwood- Insurance nightmare! This family had severe water damage throughout their trailer due to a small leak under the home and roof damages. A leak under a trailer is much worse than a normal home. The insulation and water lines are completely sealed under the trailer. A small leak will slowly fill up the insulation, soaking it, with nowhere to go but into ur subflooring, without u having a clue it's happening. Eventually it soaks thru ur subflooring, (pressed wood), and the wood disintegrates and u end up with 9 holes in ur living room floor, like these poor ladies did. Then u realize, u should call the insurance. Insurance states u waited to long to file a claim, and only approves the kitchen floor to b replaced, (no holes in that!), and a new roof. So, no plumbing, (understandable, but all needed replaced) no living room or bathroom floor is covered. So with the little that was given, I had to figure out how to help these ladies. As a contractor, I know discount places, and got enough supplies to do most of everything that needed done. Supplies add up quick, and out of pocket expenses now are getting up there... my pocket. Anyone out there that might be able to help me figure a way to get this insurance to cover more? Some of the living room floor damage was from the roof. This I know for a fact because after I laid the plywood down, it rained before I laid the new laminate. And there was a few water stains on the flooring along the front outside wall. This should b covered due to them covering the roof damages... they paid for a whole new roof... reason I'm asking for some guidance is I still have some crew to pay, plus myself... and there isn't much left in the final payment. I still have a few more materials we need to finish the job right. This poor lady maxed out her credit card already, and is on a really tight budget. We replaced all the insulation that was bad, all the subfloor with real 3/4" plywood, lined under the home with foam board, replaced and insulated all the pipes underneath, laid 440 sqft of laminate on all replaced flooring, ripped out the bathroom, and have to replace the vanity yet for her, ripped off the old shingles, fixed all damaged areas, laid new tar paper and shingles. All with no labor paid yet... so please if anyone has any ideas... please help me help her. Thx! This is Nate Keen, (owner of Keen Acres)
