Some additional progress on renovation and restoration of the office... A side by side of the front doors one is current, and the other is after being repaired and restored. Thanks go out to for a great job at resorting our 109 year old front door from 1917. Tis side by side of before and after really shows the visual difference, however there is also a great improvement on how smooth it works as well.

Some renderings of Version 2 of another development home that is being built for sale in the Poplar Grove Development in the low country SC. The main house is +/- 4,268 of conditioned space with an additional +/-935 SF of garage and workshop area, a +/- 653 SF covered front porch, a +/-638 covered and screened in back porch with a fire place and +/- 469 SF of raised open patio space. As you walk in the front door off your covered porch, you step into a foyer space off which is an office space to one side and a formal dining room to the other. As you continue thru the foyer you enter into the great room, a large vaulted room with a fireplace on one side flanked by built-in cabinets and entry alcoves to each of your two on suite guest rooms. The opposite side of the great room from the foyer is a 26 foot wide retractable glass wall that leads out onto your screened in back porch. Opposite the fire place in the great room is your expansive high end kitchen with a 4'-6" X 10'-0" island and cabinet wall behind, and direct access to the formal dining. off the dining behind the main kitchen wall is a formal butlers pantry for display of your fine china and cutlery, behind which is your Scullery Pantry, to hide any prep mess. Back out the other side of the scullery pantry you enter into the other leg of the main kitchen that has the wine coolers, etc. and a pass thru window to your outdoor kitchen under a pergola area. As you continue thru this area you enter into a back hall that leads to the master suite that includes a vaulted master bedroom off of a raised terrace, master bath with shower and soaking tub and master walk-in closet with a hair and make up station. down the hall from the master suite is a half bath, entry and mud room off of the garage entry and a full service laundry room. Also off this hall is a staircase the leads up to the full height story above the garage area that has a full bath, and kitchenette in an otherwise open flex area room that can be used as a play room, theater room, or large bunk-bed room for all the grand children. Again this home will be and is for sale as a Design Build with Carolina Construction of Charleston and PNJ Development Group out of Charleston as well.

Another commercial project is ready to open for Dog and Duck Food and Spirits restaurant. Located in Nexton, the shell building completed by others is ready for the upfit to start. When completed this will be a +/- 3,466 SF restaurant with a +/- 900 SF covered outdoor seating area with a pass thru for the Dog and Duck Franchise.

Our Vitoria project is completed. This is a new +/- 32,742 SF facility with a +/-2,373 SF office upfit area. The remainder will be a warehouse facility for stone and incorporates two 7 ton rail cranes that will run the length of the building. This is a design build project with for Vitoria International located in North Charleston SC.

Building addition is closed in and the interior bridge crane is in place on one of our commercial projects for Vermeer All Roads. This includes a renovation of the existing building as well as a +/- 4,753 SF addition for a new total building size of +/- 11,880 SF. The new additional will add 6 garage bays to the facility and will include a 5 ton overhead crane that can maneuver over all six bays.

15 of 15 in a series for a town Masterplan updates we have been working on. While not yet completed, the Masterplan concept for the downtown area for Laurens SC is meant only as a concept for long term development to occur in a manner to also help maintain the historical small town character, and not a definitive development plan. It is meant as a guide for responsible growth and redevelopment that works to maintain the historic small town character of the city. An integral part of this concept is the individual style of new development to be incorporated in a way that mimics or at a minimum pays homage to the historical town square and W. Main corridors.

Series 15:
Here you can begin to see more of the green-way connectivity, coming over on a high pedestrian bridge form the incubator business park and E. Main from the residential multifamily development on the left side of the creek across and over E. Main St. toward the old cotton mill redevelopment. Additionally, on the top right can see the higher end single home development from series 5 as well. The main portion here is the extension and reroute of Broklyn Ave with some additional commercial center off of E. Main and at the top of the hill and green-way multifamily housing. Across from this is some green-space and a small scale City country club style recreational area with a planned mid and higher income single family housing area.

While not yet completed, the Masterplan concept for the downtown area for Laurens SC is meant only as a concept for long term development to occur in a manner to also help maintain the historical small town character, and not a definitive development plan. It is meant as a guide for responsible growth and redevelopment that works to maintain the historic small town character of the city. An integral part of this concept is the individual style of new development to be incorporated in a way that mimics or at a minimum pays homage to the historical town square and W. Main corridors.

Series 14:
Flash back to series 6, Laurens SC once boasted of having both a cotton mill and a glass factory in town. Here the vision is for the old Cottonmill site, and saves the buttress and partial towers that remain and would build back a structure that would on the outside look like the original cotton mill, while on the inside be a series of +/- 130 high end apartments. The old office building would be rebuilt as a farm to table restaurant with gardens and greenhouses behind the support the restaurant. Additional pool, sports fields, and green-space would be incorporated onto the property along with some other detached condo and townhomes with a freshly re-dredged pond with internal paths directly connecting to the larger Laurens green-way system. On the Scott St. side of the property a new parking deck for the tenants is shown hidden form the road as it is surrounded with other town homes with retail space on the first floor. Across the street are two parcels owned by the City that are envisioned to become park squares similar to those in old Savannah GA. Also adjacent is additional public parking with green-way development and park space and a pedestrian bridge over to the main park area.

13 of 15 in a series for a town Masterplan updates we have been working on. It is meant as a guide for responsible growth and redevelopment that works to maintain the historic small town character of the city. An integral part of this concept is the individual style of new development to be incorporated in a way that mimics or at a minimum pays homage to the historical town square and W. Main corridors.

Series 13:
The incubator business center in the lower left corner is meant to be just that an entry level incubator business areas for starter businesses that is still directly linked to the down town area. Currently a dilapidated industrial area the concept is to clean it up and add some infill buildings along the back side of E Main St and S. Harper. Aong the railroad tracks a Rail station style building would be constructed that could be easily subdivided into small business rental units with a central rest room facilities, however also done in such a manner that if it were to come back it could also be used as a rail station in the center as well. To the right of this as a screen to the active commercial rail station would be the entry level business in a series of rail and cargo container business rental park. Int he corner of South St., River St. and E. Main St. is a food truck court that would have hook ups for food trucks, as well as repurpose a small existing building for rest room space and new covered shelter areas for seating. Across River St.from the food truck court is a vacant area that would be developed as a slightly lower scale mixed used development that again would mimic the facades of the original square and downtown 2.0. Also the proposed swamp rabbit trail connection would come thru downtown, down by the proposed amphitheater in Series 12 through the incubator business park and food truck court and them back up and across the E. Main at this location connection into the larger Laurens Greenway system. To the lower right of this series you can also see some of the Greenville green-way style parks in the hillsides along with the mixed use development looking down onto the green-way system. Also the pedestrian bridge at the top of the hill that will cross over the creek and then, just off screen over E. Main St. at the old rail road bridge. Below there is another Savannah style park square that would be a collector area for the River St. and adjacent neighborhoods that also connect the lower income areas of the city to the same green-way system as well so there is equability.

Series 12:
Here we zoom back out and re-orientate around the original city square again. AT the bottom left side along Simpon St. there is a series of partial properties that are bisected by the rail road leaving small portions of property along one side of Simpon as unusable property. Here the concept is to consider making this property viable as a series of garden spaces that could be rented or sold to others within the City that may not have space for a garden. Additionally, there is a building at the end of Simpson St between S. Caroline and S. Harper along the railroad tracks that is currently an eyesore that could be fixed up as a communal garden center for the rental gardens as well as a garden market retail for those that may like to sale their wares. Above this on the other side of the rail road tracks there is plans for a larger amphitheater which as the City grows may gain traction. Part of this would also be a larger farmers market area with a new city clock tower. Then to the bottom right across the s curve in S. Harper can begin to see below City Square 2.0 is an area meant to be an incubator business park for starter businesses in town that will be discussed more in Series 13.
