Unfortunately, over one billion birds die from bird-glass collisions in North America annually due to either perceiving glass reflections of vegetation, landscapes, or sky to be real or by attempting to reach habitat, open spaces, or other attractive features visible through the glass.

For years there have been a number of options to apply graphics to windows to attempt to prevent bird strikes. Best practices are to have a design or pattern with no ore than a 2" x 2" open space which is small enough that a bird does not think that they can pass through the "opening" in the pattern. This can be as simple as drawing on the window with paint pens, applying decals to the window, or even using exterior bug screens on the windows.

Lately, however, manufacturers are taking note of this issue as well. Vitro Architectural Glass is one manufacturer that now offers a line of Bird Safe Glass using either laser or acid etched patterns directly on the surface of their glass products. Understandably, this is only available for a new window and is primarily targeted to commercial installations. However, it is encouraging to see that manufacturers are taking notice of this issue and working to provide solutions. We hope that this expands in the years to come and offers more options in both commercial and residential construction.

If you spend any time listening to the advertisements, it seems that everyone is telling you that you'll save money by replacing those old windows in your house.

Not so fast...

Windows are the most visible, yet most commonly underappreciated, components of older and historic homes and buildings. In addition to adding beauty and character, original windows serve a great purpose—they connect the outside of the building to the inside and, as an integral part of the architecture, offer invaluable clues to a building's history.

Further, a report from the National Trust for Historic Preservation tackles this subject head-on and offers three key findings:
► Retrofit Measures Can Achieve Performance Results Comparable to New Replacement Windows
► Almost Every Retrofit Option Offers a Better Return on Investment than Replacement Windows
►Retrofits extend the life of existing windows, avoid production of new materials, reduce waste and preserve a home’s character.

We've discussed the Americans with Disabilities Act (ADA) frequently. We've also discussed Universal Design at times. The ADA is a civil rights law prohibiting discrimination against individuals with disabilities and relating to Architecture requires reasonable provisions for access in buildings and their surroundings. Universal Design takes that thought a step further to ease access to all people. It takes into consideration such issues as poor and failing hearing and eyesight; lessened mobility from injury, age, pregnancy, or disability; as well as such issues as size and strength such as the force needed for a child to open a door or to grasp a doorknob or handle.
Many think of the accommodations required by the ADA as being for those in wheelchairs - understandably so as the person in a wheelchair is a dominant symbol for access. However, limitations may apply to many people who do not necessarily come to mind when thinking of disabilities. We feel that the tenets of Universal Design - access for all - is a worthy goal.

We've discussed in the past that the Americans with Disabilities Act (ADA) is a civil rights law that prohibits discrimination against individuals with disabilities - it is not a building code. As such, private businesses that are open to the public (e.g., restaurants, hotels, stores, doctors' offices) must be accessible to people with disabilities and must meet current regulations.
Below are the top ten issues of noncompliance. If you have concerns about your business, we'd be happy to schedule a consultation to review your building and property and work through any potential issues.

This slide is from a recent online seminar by the Pennsylvania Housing Research Center. Our long history in the State of Pennsylvania means that we have a rich stock of buildings of many styles. Unfortunately, it also means that many of them were built before energy codes became at all common and that most of them were before modern energy codes.
What this means is that there is a lot of room for improvement. With energy costs rising, it makes economic sense to make sure that your home or business is not wasting energy. Fortunately, some measures are not as costly or time consuming as others. Eliminating drafts is often one of the most productive and least costly measures that you can take - even on a DIY level.
We'd be happy to discuss your project with you to see what savings you can find.-100,-7

Celebrate Preservation Month with us and the this May!

As the United States marks the 250th anniversary of the Declaration of Independence, we’re looking to the places that bring its most powerful promise to life, that “all people are created equal,” and to the people making sure those places endure. We want to hear about historic sites that tell Americans who we are, places that continue to shape our 250-year journey to becoming a more perfect union.

Preservation Month is your moment. Share how the historic places you love spark joy, inspire wonder, and connect members of your community to our shared history.

The places that make us who we are deserve to be celebrated — and protected! Happy Preservation Month!

When discussing projects with clients, we often use the "if all you have is a hammer, everything looks like a nail" analogy.
If you talk to a replacement window company, you're likely to get your windows replaced. Basement waterproofing company? Waterproofed basement. And so on...
But did you really just need some inexpensive air sealing instead of taking a loan out for new windows? Would some inexpensive regrading and drainage solve the wet basement issue?
After the analogy, we explain that we take a holistic approach to problems. We assess the issues and look for solutions. We'll work to bring you the most functional and aesthetic built environment solution within your program and budget. Our thirty-plus years of experience combined with working with Contractors, Engineers, and Specialty Consultants gives us many tools to work with - not just a hammer.

Continuing our discussion this week about stormwater, an option to help is to consider permeable pavings. These allow water to infiltrate the soil instead of creating runoff that must be dealt with. There are quite a variety of options available to create firm parking areas while also not hindering infiltration. Many also provide unique design elements that can become a statement. We'd be happy to discuss options with you further.

Stormwater has been an increasing issue in recent years. With more development and heavier rainfalls, flooding has been increasing and communities have been working on their building regulations to accommodate these changes. Typical ordinances include limits on impervious coverage (buildings, paving, and hard surfaces that prevent water from infiltrating the soil) and detention basins for larger projects.
There are a number of design features that can be included in a project to promote infiltration. Dry stream beds of rocks can slow down flowing water and allow it to infiltrate. Similarly, rain gardens with deep rooted plants allow infiltration.
Our designs do not stop at the exterior walls and we do our best to look at an entire site and design holistically.
