A labor of love…

The first two-family to single-family certified passive house conversion in Massachusetts.

This was a custom NEDC design and build project in Somerville for truly lovely clients. It was a love letter to both creativity as well as sustainability and a love for our Earth.

Passive House is the most rigorous energy efficiency standard in the world — and it was designed for climates exactly like New England’s. Through an airtight building envelope, continuous insulation, and triple-pane windows, a Passive House uses up to 90% less energy than a conventionally built home. The difference shows up immediately in your utility costs, and over the lifetime of the home, the impact is profound.

The comfort that follows is unlike anything conventional construction delivers. No cold spots near windows, no drafts along exterior walls, no humidity swings between seasons — just consistent, even warmth throughout every room, every month of the year. It’s the difference between a home that simply exists and one that performs at the highest level, quietly and effortlessly, in every season.

What’s less obvious but equally powerful is the air quality. Rather than infiltrating randomly through gaps and cracks, fresh air in a Passive House circulates continuously through a mechanical ventilation system with heat recovery — filtered, conditioned, and constant. For families spending long New England winters indoors, it’s a fundamentally better way to live.

Chestnut Hill, MA - Whole Home Revival

This was architectural historical gem, in desperate need of attention

Given its designation as a historical site, NEDC collaborated closely with the Chestnut Hill Historic District Commission to navigate the intricacies of this renovation.

The meticulous process involved seamlessly integrating new exhaust venting, trim, siding, and lighting into the façade. The project also entailed replacing a decaying deck and railing, ensuring adherence to the original design for historical accuracy. Additionally, a supporting structure was erected to stabilize the deteriorating 100-plus-year-old stone wall along a section of the home’s foundation.

The whole-home restoration was a team effort by an incredibly talented group of individuals and a complete labor of love

This Project was featured in Boston Home Magazine and Boston Design Guide. It was also awarded the gold medal for best Residential Historical Renovation Restoration by the Professional Remodelers Association of New England (PRO NE).

Concrete day in Marblehead right on the water! 🌊

Those ahhhmmms… 💪🏽

Stripped to the studs with an open-water view that makes every framing decision worth it — this NEDC whole-home gut remodel on the North Shore in Marblehead is moving from demo to foundation.

The pump truck’s in place, the crew’s dialed in, and the bones of something special are starting to take shape against that Atlantic horizon.

This is the unglamorous part of a build that makes the rest possible.
