A typical 3-bedroom in Lititz or Manheim, walls, ceilings and trim, comes in somewhere between $4,500 and $8,500. What moves it: how many ceilings, how much trim, whether the old paint is peeling, and how many colors. Patching plaster in an older home adds time.

The old houses in Lititz borough don't take paint the way a new build does.

Plaster walls, oil-based trim from decades back, window sash that's been painted shut twice. You can't skip the prep on those — sand, spot-prime, caulk what's opened up, then paint. We've worked on plenty of them, and we'd rather tell you up front where the extra hours go than surprise you later.

We've been on a lot of Manheim and Ephrata jobs this summer — older homes, plaster walls, and trim that's been painted six times since 1950.

Those houses need a different approach than a ten-year-old build. Skim the bad plaster, seal it, then paint. Skip that and you're looking at the same cracks by spring.

New kitchen cabinets, or the same cabinets painted?

If the boxes are solid, refinishing gets you most of the change for a fraction of the cost. We take the doors off, degrease, sand, prime, and spray them so there's no brush texture — and you get your kitchen back in a few days instead of a few weeks.

If your trim is chipping and the walls are fine, don't repaint the room.

Nine times out of ten it's a prep problem, not a paint problem — bare wood, no primer, or latex over old oil. Sand it, spot-prime the raw spots, and use an enamel made for trim. It'll hold for years instead of months.

Fall exteriors are decided now, not in October.

Paint needs daytime temps holding above 50 degrees to cure right, and in Lancaster County that window closes faster than people expect. If your siding, trim or porch is on the list this year, get on the calendar in the next couple of weeks and we'll do it properly — wash, scrape, prime, two coats — instead of racing the weather.
