With the rainy season upon us, now is the time to think about winterizing the exterior of your home. Frigid temperatures, heavy rains, and constant damp conditions can be hard on a house. Preventative maintenance is your best defense to ensuring your home is water tight and preserved during the harsh Winter months.

With twenty years of experience and solid case studies we have found that exterior maintenance will not only protect your home from ongoing costly repairs, it will add years to the life of your paint. If you prefer to maintain your home yourself, here are a few tips to ensure you cover all of the bases.
CAULKING: Even the slightest compromised caulk line can lead to rotted windows and window trim, doors, casings, fascia, and some types of siding. Caulk failure is the single
most common cause of rot. Inspect caulking and refresh where needed. You want a good quality elastomeric caulking with plenty of stretch. Do not use silicone unless it is "paintable".
PAINT: Loose peeling paint holds moisture leaving unpainted surfaces vulnerable to rot. Even treated lumber can only handle so much moisture
before the fibers and resins break down. Paint and stain touch ups are necessary in keeping every thing properly sealed and protected. Especially during the rainy seasons.
MILDEW: Mold and mildew destroy paint and stain. Mildew holds moisture and moisture fuels growth particularly during the cold, damp, rainy seasons.
Exposure to mold and mildew are unhealthy, and decks, patios, and walkways can be slick and dry hazardous to walk on. Pressure washing is the single most important thing you can do to preserve
your paint. We recommend bi-annual washings (with bleach).
GUTTERS: Rain on top of heavy saturated leaves and debris
may result in sagging gutters and rusted corners and elbows. Gutters are not designed to hold much weight. Clogged downspouts impede water flow which can often lead to rotted soffits, damaged siding, invasive ground erosion, and leaky basements. Observing gutters during a hard rain is a good idea to determine if they are functioning properly and the best time to clean gutters is when the leaves are down and before the heavy rains kick in.
