This is What Water Intrusion Looks Like in a Basement

Most homeowners think they’ll see a puddle of water on the floor when they have a basement leak.

The reality is that water intrusion often shows up long before that.

In this photo, you can see several warning signs:

✔️ White chalky residue on the block wall (efflorescence)
✔️ Dark staining on the masonry
✔️ Moisture tracking through the mortar joints
✔️ Discoloration that shows where water is entering and evaporating

What causes it?

• Poor grading around the home
• Clogged gutters
• Downspouts dumping too close to the foundation
• Foundation cracks
• Hydrostatic pressure pushing groundwater through the block wall

The good news is that catching it early is usually much cheaper than waiting until you have mold, damaged drywall, or a flooded basement.

Take a walk around your basement every few months and look closely at the walls. The signs are usually there before the major damage starts.

This is why I always tell people to stay ahead of small home issues

I’ve had a few people reach out recently after seeing my posts…

What they’re dealing with isn’t anything major —
it’s the small stuff that’s been building over time.

Things like:
• Water sitting too close to the foundation
• Attic areas that haven’t been checked in years
• Drainage not doing its job

👉 The pattern I keep seeing:

Nothing looks serious at first…

But once you start digging into it, you realize it’s been happening for a while.

That’s where it turns into a bigger repair.

Most of this is preventable if caught early.

Most door rot I’ve been fixing lately isn’t from old age…

It’s from something that was either:
• Never installed
• Or done wrong from the start

👉 Flashing around the door

I’ve opened up a few of these recently where everything looked completely fine…

Until we got underneath:
• Subfloor was soft
• Framing starting to rot
• Moisture sitting there for years

And the homeowner had no idea.

👉 This is the part people miss:

It’s not the rain —
it’s where the water sits and slowly works its way in.

Most common spots I’m seeing it:
• Patio doors
• Front entry doors

Curious — has anyone ever replaced a door and found damage underneath?

I’ve been seeing this a lot lately — and most homeowners don’t even realize it’s happening

I’ve been dealing with multiple cases recently where there’s rot under doors…

Not from anything obvious — but from missing or failed flashing.

Everything looks fine from the inside.

But underneath:
• Subfloor starts to rot
• Framing gets soft
• Ants and moisture start getting in

And by the time it shows… it’s already been happening for a while.

👉 This is the part most people miss:

Water doesn’t always come straight in —
it works its way in slowly from the outside.

Especially around:
• Patio doors
• Entry doors
• Areas without proper flashing or sealing

Most of these could’ve been prevented early.

Lake County homeowners — this is happening right now

With all this rain + warmer temps…

I keep seeing the SAME problem over and over this week.

Water getting in… and homeowners have no idea until it’s too late.

Walked into a place recently that looked completely fine from the outside…

But behind it:
• Rotten wood around the door
• Wet subfloor starting to swell
• No flashing installed at all

And it started from something small.

👉 What’s causing most of it right now:
• Gutters backing up and dumping water where they shouldn’t
• Downspouts not pushing water far enough away
• Door flashing failing (this is a big one I’m seeing lately)

Quick check you can do in under a minute:
Next time it rains — walk outside.

If water is pouring over your gutters or pooling near your foundation…
you’ve got an issue starting.

Most of these are cheap fixes early.
They turn into big problems when ignored.

Ever walk into your basement and catch that musty smell… or see a dark spot forming on the ceiling?

Most people ignore it.

Until it turns into this
• Soft drywall
• Mold starting
• Rotten framing
• Thousands in repairs

Right now with all this rain + temperature swings, I’m seeing the SAME issues pop up over and over:

Top 3 things homeowners are missing this week:
1. Clogged gutters overflowing behind fascia
2. Sump pumps that haven’t been tested since last year
3. Failed door/window flashing letting water in slowly

Quick test you can do in 60 seconds:
Go pour a bucket of water into your sump pit.
If it doesn’t kick on immediately, you’ve got a problem.

Another one:
Walk outside while it’s raining and look at your gutters.
If water is pouring over the sides, it’s not draining right.

Most of these issues are small…
until they’re not.

I’ve been catching a lot of these early lately and saving people from full tear-outs.

If water is pouring over your gutters right now instead of the downspout… that’s a problem

I’ve already seen a few homes this week where gutters were completely packed from winter

When that happens, water has nowhere to go — it spills over and starts running down around your house

That’s how you end up with:

– Water pooling near the foundation
– Basement moisture issues
– Fascia and siding damage

Most people don’t notice until it’s already causing problems

Quick check:
Next time it rains, take a look — if water isn’t coming out of the downspout, they’re clogged

AGP Tip of the Day 🔧

If your bathroom is doing any of these, don’t ignore it:

– Toilet bubbling when flushed
– Slow drains that “eventually” go down
– Gurgling sounds in sinks or tubs
– Random sewer smells

These are usually early signs of:
• A partial clog in the main line
• A blocked vent
• Or a bigger issue starting in the sewer line

Most people wait until it backs up… and that’s when it gets expensive.

Catching it early can be a simple fix instead of a major problem.

With all this rain right now, this is when a lot of basement issues start showing up.

I’m already seeing:
• Water coming in through foundation cracks
• Sump pumps struggling or running nonstop
• Water pooling around the house with nowhere to go

A lot of people assume it’s a big problem right away—but most of the time it starts small and just needs to be caught early.

If you’re noticing water where it shouldn’t be, take a look outside too—downspouts, grading, where the water is sitting.

With all the rain and warmer temps this week, this is when I start getting a lot of calls 👇

This kind of weather exposes things that have been building up all winter:

• Water showing up in basements from saturated ground
• Sump pumps running nonstop (or failing when you need them most)
• Gutters overflowing or downspouts not draining away properly
• Soft spots around foundations or patios
• Decks and fence posts starting to shift from the thaw

When the ground is frozen, water has nowhere to go—
once it warms up, everything starts moving at once.

Most of the time it’s not a big issue yet…
it just needs to be caught early.

Take a walk around your house this week—check where water is going.
