One thing I’ve noticed over time is that most project problems don’t actually begin during construction—they begin much earlier.
Usually it’s rushed decisions, unclear planning, or moving too quickly before the overall approach is fully thought through.
I see this in both homes and commercial spaces.
A little clarity upfront tends to make a huge difference in how smoothly everything comes together later on.
I wrote a quick breakdown of some of the most common mistakes people make before starting a project:

One of the most common questions I get is:
“What does it cost to work with an architect?”
It’s a fair question—but the answer isn’t always as straightforward as people expect.
Most people assume it’s about drawings.
In reality, a lot of the cost is tied to what happens before that—thinking through the layout, understanding how the space should function, and working through decisions early on.
That early clarity tends to have a much bigger impact on how smoothly a project comes together.
I put together a quick breakdown of what actually influences cost if you’re thinking about a project:

Commercial fit-outs tend to move fast—especially after a lease is signed.
But a lot of the issues I see come from what isn’t thought through at the beginning.
Layout, workflow, and building constraints all play a role in how smoothly a project runs.
Taking a little time upfront to plan things out can prevent a lot of headaches later.
I wrote a quick breakdown if you’re working on a space:

What actually happens when you work with an architect?
Most people think it starts with drawings, but it usually starts with a conversation—understanding how the space needs to work before anything is finalized.
Taking that time upfront tends to make everything smoother later on.

“Do we need an architect yet?”
Most of the time, this questions comes after a project is already moving—contractor conversations, a lease signed, or a home just purchased.
The challenge is that by then, some key decisions are already locked in.
The projects that go the smoothest usually start with just a little time upfront to think things through.
Drawings show what you’re building.
Design determines whether it actually works.
If you're thinking about a project, that’s usually the right time to start the conversation.
I wrote a quick piece on this if you're curious:

Learn when to hire an architect for residential or commercial projects and why early involvement leads to better design, cost control, and project success.

One thing I see pretty often is people starting a project and saying:
“We just need drawings.”

Totally understandable—but in reality, drawings are the end of the thinking process, not the beginning.

When projects skip over design and go straight into plans, issues usually show up later—during construction—when they’re harder (and more expensive) to fix.

Taking a little more time upfront to think through layout, flow, and overall approach almost always leads to a smoother project.

I put together a quick blog explaining this if you’re in the early stages of something:

Good Design is more than lines on paper, It’s the difference between a smooth build and costly surprises.

A question I get all the time:
“Do we really need an architect?”

Totally fair question.

A lot of people think hiring an architect is just about getting drawings done—but that’s actually the end of the process, not the beginning.

The biggest value is in the early stages—figuring out how the space should work, what makes sense long-term, and avoiding issues before they happen.

I’ve seen projects go both ways, and the ones that start with a clear plan almost always run smoother.

If you’re even thinking about a project, it’s worth getting some guidance early—it can make a big difference later on.

Learn why hiring an architect early leads to better design, fewer issues, and a smoother construction process for residential and commercial projects.
