The Lookout House began as a farmhouse tucked along a cottonwood lined road in Arvada. The owners loved the character and setting, but wanted a home that could better support the way they live, work, create, and gather.

Rather than starting over, we built around what was already there.

The result combines 4,634 square feet of remodeled space with 6,150 square feet of new construction, creating room for a larger kitchen and gathering spaces, a home office, sewing room, reading and game room, expanded garages, a working shop, and a completely reworked primary suite.

And then there is the turret.

Perched above the house and shop, the 491 square foot circular retreat creates a space to step away from the activity below and take in the surrounding landscape.

Throughout the addition, familiar farmhouse materials including white brick, horizontal siding, board and batten, corrugated metal, exposed wood, and black steel help tie the old and new together.

The goal was never to make the house look like it had always been this way. It was to let it grow while keeping the character that made the property special in the first place.

We’re proud to share that Johnson’s Corner has been named a Silver Winner in Renovation, Restoration & Adaptive Reuse at the 2026 International Architecture & Design Awards.

The recognition is especially meaningful for a project rooted deeply in Colorado history. Originally a roadside gas station and gathering place, Johnson’s Corner was relocated to Prospect New Town in Longmont and given a new life as a community destination.

Rather than simply preserving the building, the project brings its history into the present through restored elements like the iconic neon sign and vintage gas pumps, alongside new spaces designed for gathering, dining, and connection.

This marks the second major design honor for Johnson’s Corner in two consecutive years, following an Honorable Mention in Architectural Design / Restoration & Renovation from the 2025 Architecture MasterPrize.

We’re honored to see this project recognized on an international stage and grateful to everyone who helped bring Johnson’s Corner into its next chapter.

A great reminder of what adaptive reuse can do: preserve what matters, while creating something that feels right for what comes next.

There is something special about starting the day with the mountains outside your kitchen window.

At Northwatch, the kitchen was designed around that feeling. Nestled into the mountainside in Black Hawk, Northwatch was carefully positioned to capture the expansive northern views, making the landscape an integral part of the kitchen. The windows bring the mountains into the room, while the warm wood ceiling echoes the natural setting outside.

The kitchen itself was kept simple and quiet. White cabinetry, natural wood, and white stone allow the views to do the talking.

That balance is what makes Northwatch feel like a true Colorado home, where the kitchen becomes a place to pause, gather, and take in the landscape that surrounds it.

Located in Evergreen, CO, this three-level home features expansive windows, inviting entertaining spaces, and functional living areas designed around the surrounding landscape.

Urban Hot Pot has brought a unique dining experience to Loveland, CO.

Designed around the hot pot experience, the restaurant features individual table boilers, a central self-service bar, low partitions that help define the dining space, and colorful, hand-painted artwork by the owner that gives the space its own personality.

This was F9 Productions’ first hot pot restaurant, making it a fun opportunity to learn a new set of design and construction challenges.

With F9 and F14 Productions leading design and construction, the teams worked together from concept through completion to bring the vision to life.

We’re proud to have worked on Harvest of Hope Pantry. This non-profit is dedicated to supporting Boulder families and individuals experiencing food insecurity.

The project focused on creating a safe, welcoming, and accessible environment while keeping budget in mind. To create an efficient outlet for food redistribution, the pantry was designed with a customer-facing side, dedicated storage, and a separate business side to support daily operations.

New exterior and interior ramps were also added to improve accessibility and make the building ADA-compliant.

It’s always rewarding to see how thoughtful design can make a meaningful impact in our community.

The beauty of a seamless transition to the outdoors.

Located in Bailey, CO, this modern retreat is composed of natural materials like exposed concrete, wood siding, and a metal roof to connect with its surroundings. Additionally, the mountain-facing side of the home features a 15' wide sliding glass door that leads occupants onto a large deck to enjoy the expansive mountain views.

We believe in creating architecture that works in harmony with its surroundings rather than competing for the spotlight.
