🖤 Pergola Transformation

Brought this tired old pergola back to life! The original was pitched TOWARD the house (yikes 😬) — funneling rain straight at the siding. We jacked it up, re-leveled it, and re-pitched it the RIGHT way so water sheds away from the home. ✅

Then we gave it a full glow-up:
🖤 Painted the whole frame matte black
☀️ Added a smoke clear corrugated polycarbonate roof — keeps you dry but lets the sunshine through
🔧 Reinforced framing & cleaned up all the details

From sun-faded eyesore to modern outdoor living space. Now they've got a covered deck they'll actually use all summer long! 🍻🌧️

🌿 Greenhouse / Sunroom Build
Started with just a bare concrete pad… ended with this beautiful plexiglass sunroom! ✨

Don't let the "pre-built kit" label fool you — these things are NEVER as easy as the box makes them look. 😅 Hundreds of pieces, every panel has to be square, plumb, and sealed just right or the whole thing leaks or racks. We took our time and got it dialed in. 💯

Now the homeowner has a bright, weather-tight space to enjoy their plants, morning coffee, or just soak up the sun year-round. ☕🌱☀️

🧱 Clean tile install
📏 Tight lines & proper spacing
🧼 Finished grout + cleanup

Nice, clean look that’s going to hold up for years 💪

This one was a full makeover 💪
We started with a full demo of the old surround — outdated, worn, and ready to go.
Took it all the way down to the studs and rebuilt it the right way ✔️

What we did: 🔨 Full demo of existing surround
🧱 Prep + rebuild
🚿 Installed new clean tile surround
⚙️ Replaced all plumbing hardware
🛁 Kept the existing tub and brought it back to life

Came out clean, modern, and built to last 👌

Tenant damage took out a board in this bedroom, but a full floor replacement wasn’t needed. Pulled the damaged pieces and replaced it to get the floor back in good shape.

Just wrapped up this ~1,800 sq ft full-home vinyl plank flooring install 🏠✨
