Here is another one of those construction details that has to be figured out now. Alfonso at Mendocino showing a window sitting next to a water supply pipe and how the connection to the air admittance valve needs to work around it. The inspector comes through to make sure all water supply lines are running correctly before the walls close in. And if the systems conflict the answer is either moving the sink or working with the structural engineer to find a better solution that does not compromise either one. The problem solved in framing is the problem that never shows up at finish.

Here is Alfonso solving a detail that most people never think about until it is too late.

At Mendocino the bathroom is getting cork flooring in one area and terrazzo in the living room. Both are stunning choices but they have different thicknesses.

And where they meet the floor has to be perfectly even. What you are seeing here is Alfonso showing exactly what needs to happen at the joist level right now during framing building up with wood pieces to make sure both surfaces land at the same height when the floors go in. Martin on site at this 100 year old Spanish Revival in Los Angeles and what he is describing is a kitchen being completely transformed. Walls opening up and arches being introduced. New cabinetry, new windows and more modern look being built into a home that has been standing for a century. The bones are incredible. The transformation is something special.

Look at McNally right now. Exterior walls closed with weather resistant barrier and metal lath applied the foundation for what will become the stucco exterior finish. Sprinklers in, HVAC, and windows installed. Every major exterior system is in place and this build is officially moving into its final stages before interiors take over. This one has been a journey for our client and for our team. And seeing it at this stage makes every single step worth it. Stucco is next on the exterior and then the interior chapter begins. We cannot wait to show you!

One of our Altadena rebuilds here. Our client Emily at Taylor Brothers with our Junior Designer Heather going over interior finishes, colors and styles for her home. Mendocino moving forward, grade beams complete and the next stage beginning for Goli’s Altadena rebuild. And at the end of this reel the renders reveal exactly what all of this groundwork is building toward. A Mid Century Modern home rising from the ground up on a hillside lot in Altadena. One stage at a time!

We love a good camera roll. Greg in time lapse mode moving things around and getting every detail of this kitchen remodel and fireplace living area just right. You see Paola and Esme (SM Team) helping out. Then Goli arrives for her final design Q&A review.

A real exterior home consultation: Alfonso walking the property with the client, checking the walls, checking the windows, assessing the garage and being completely honest about what is working and what is not. The metal roof is fresh and beautiful. The exterior walls have a paper finish that is already compromising and needs to go.

Paint will be replaced with stucco where the color lives inside the material so maintenance is minimal and the finish holds.
The windows need repainting due to unusual premature color failure.
The garage door needs attention. The hillside cracks on the slab are completely normal just the hill moving as it does.

And at the end you are seeing the client in real conversation about next steps. The house is in good shape. It just deserves better than what it has right now.

What you are seeing here is a coordination meeting at our Poppyfields rebuild project and this one is critical. Head Architect Derek is on site with the framing contractor, concrete team, plumbing and HVAC subs working through the conflicts that come up when multiple trades converge on the same complex job. Venting, piping, duct locations, stem wall access etc.

This is a split level home stepping down into a hillside slope and every trade sees the building differently and those differences have to be resolved right here before anything gets built in the wrong place.

This is what an architect on site actually looks like. Not just drawing plans and solving real problems in real time.
