Corner Splay House, Los Angeles

An awkwardly shaped corner lot became a design opportunity for this large family home located at the intersection of a quiet community street and a busy through-street. Privacy and acoustical concerns were addressed by a large and natural landscaped street-side border and strategically placed windows & doors on the street sides. Contrary to the protective exterior design is the open and heavily fenestrated backyard-facing walls that let in beautiful northern light and temperate breezes from the nearby Pacific Ocean. Wide open interior areas shaped by the splayed nature of the lot, tall ceilings, and organic interior design palette / materials blend with the lush landscape to provide an indoor / outdoor connection appropriate for Southern California Coastal living.

This ground up Single-Family residence in Venice Beach was designed to maximize living space within the confines of this coveted neighborhood’s allowable building envelope and square footage limits while maintaining articulated planes. The result is a home that relies on the careful use of positive and negative space to create an interesting design that is big but not overwhelming for the neighborhood. The stripped down exterior, devoid of overhangs, maximizes light and air to neighbors without sacrificing interior livability.

A growing family owned a single-story home that had been remodeled poorly and often (to access the primary suite, required walking through one of the kids’ bedrooms). The family came to us for solutions. We knew they cherished their time together and wanted a great room concept, but nothing too generic. We answered with a “to the studs” remodel and addition that added a grand central space that borrows from early train stations of the west coast.

Given the opportunity to create working space for a busy accounting firm, we emphasized a central internal street connecting the welcome desk to the communal eatery and courtyard at the rear. Reflecting the work done on premises, the design is functional and clean, while providing needed private meeting rooms.
