It's been a privilege to watch The Nest on Exposition take shape. The Nest offers 24 modular studio units for young adults who are transitioning out of foster care or are experiencing housing instability. This project represents an important mission to providing safe environments for youth in need. We’re honored to collaborate with in designing for support, stability, and dignity.

SouthE8 won at the AIA Los Angeles Residential Awards! As one of the nation’s fastest-growing cities, Raleigh, North Carolina, is facing increasing demand for housing density and is encouraging the development of new community hubs. Just minutes from Downtown, in a neighborhood dominated by single-family homes, LOHA’s South E8 introduces eight residences on a lot that once held only one.

Isla Intersections brought home the Honor Award at the AIA Los Angeles Residential Architecture Awards ceremony! Congratulations to Holos Communities for another well-deserved recognition.

The challenging yet exciting Isla Intersections and its adjacent Annenberg Paseo had us working both as architects and as urban strategists in our second collaboration with non-profit developer Holos Communities. The 35,000 square foot, 54-unit housing project is situated on a 19,814 square-foot triangular site uniting a traffic island and a former railroad right of way. Located within close proximity to one of the world’s busiest freeway interchanges, the meeting of the 110 and 105 freeways, the design makes a challenging location more livable.

Trancas 2.0 won at this year's AIA Los Angeles Residential Architecture Awards in the new Resilient Design (RD) category. The Resilient Design Award celebrates the role of architects in creating homes that withstand and thrive within the face of adversity, serving as beacons of hope and ingenuity for communities rebuilding and adapting to a changing world.

Trancas 2.0 is the wildfire-resistant rebuild of a Malibu home originally designed by Lorcan for his parents in 1985. To design the new house, the goal was to create an indestructible frame with board form concrete in place of the traditional wood-frame stucco. In addition, the design encompasses passive design principles, using elements from the home to provide warmth in winter and to keep cool in summer.

We are excited to announce that our Sandi Simon Center for Dance at Chapman University won an AIA National Award! The AIA National 2025 Awards program celebrates the most innovative and spectacular spaces. Impressive architecture makes its mark on the cities, places, and spaces where we live and work.

Originally built as the Santiago Orange Growers Association orange-packing facility in 1918, LOHA’s adaptive reuse strategy opens the structure with a calculated cut through the original floor, allowing a reorganization into three levels and forming a new circulation through the former packing house. The Sandi Simon Center for Dance houses studio spaces for one-on-one and small groups instruction, performance space for small concerts and master classes, and a faculty studio and offices. The center addresses not only the studio and classroom needs of the dance program, but also provides spaces for students to socially engage as well.

Orchard48 is officially open! The new Orchard Village Apartments affordable housing complex in Detroit is fully leased. Completed in collaboration with with CHN Housing and Detroit Blight Busters, Orchard48 brings 48 affordable homes to the Old Redford neighborhood, breaking up traditional housing-block typology and supporting an open public green space to create community in a site that was formerly an empty lot.

We are so pleased to have been given the opportunity to contribute to the Old Redford community and look forward to our many other Detroit-area endeavors in the not-so-distant future!
