Not every project is automatically allowed under zoning. That’s where a C.U.P. - Conditional Use Permit- comes in.
A CUP is the city’s way of reviewing special cases like:
✅ A new school or daycare in a residential area
✅ A restaurant adding alcohol service
✅ A small multifamily project in a lower-density zone
✅ Auto related uses in commercial corridors
The goal isn’t to say “no”
It’s to make sure the project fits the neighborhood, manages impact, and meets safety and planning standards.
A CUP typically involves:
➡️ Application + justification (the “findings”)
➡️ Public notice + possible hearing
➡️ Review by Planning Staff + Zoning Administrator
➡️ Final approval (or appeal, if needed)
Typical timeline: 3-6 months depending on city, workload, and complexity.
Plan ahead, and it can move smoothly.
We handle:
✅ Zoning Research
✅ CUP Justification Findings
✅ Necessary Plans
✅ Submittals
✅ Hearing Preparation
✅ City Coordination
