Sealcoating, resurfacing, and replacement are not the same thing.

Each one fits a different stage of asphalt wear.

Sealcoating is best when the asphalt is still in good shape, but the surface is starting to fade, dry out, or show light wear. It helps protect the pavement and improve appearance, but it does not fix deep cracks, potholes, or base problems.
