You get one chance to drill a stone slab.

The sconces on this wall are mounted through the same slab that runs to the ceiling behind the shelves. No junction box to hide behind, no trim ring to fudge a quarter inch. You measure, you commit, and the stone either forgives you or it does not.

Same with the shelves. They land dead flat on stone across the full width of the opening, which means the slab and the blocking behind it had to agree before either one existed.

Not one square foot was added. Everything about this room changed.

The vault, the window wall, the footprint, all of it stayed exactly where we found it. What changed was every decision inside those lines. A corner fireplace and a chimney chase the color of dark chocolate came out. Tan carpet came out. And a single arched niche, the one good idea the room already had, became the logic for the whole space.

We framed that arch back in four more times. The fireplace went quiet. The windows got slim black frames and finally stopped competing with the view they always had.
That is the argument for remodeling. You do not need a bigger house. You need a better set of decisions inside the one you own.

The kids’ bath is where a renovation usually starts cutting corners.

It’s the room nobody photographs and guests rarely see, so it’s where scope quietly gets trimmed. On this whole home renovation we treated it like a room that someone actually has to live in every day, because someone does.

Deep green field tile, run all the way up. An arched niche recessed into the wall and backed with that same tile, so the shelves read as part of the room instead of a hole cut for towels. Shelf heights set by reach, not by where the tile courses happened to land. Then a patterned floor, because a small room can afford an opinion.

The secondary bath tells you how the whole project was run.

That house in our Scout Guide spread? In six weeks you can walk through it.

River Bluffs is in this year’s Parade of Homes. We don’t enter for the ribbon. We enter because there are things about a house you cannot photograph, you can only feel.

Photos flatten a house. You have to move through one to know if it works.

For the first time, this kiddo can reach every room of their own home.

First look at a big one - an addition and whole-home remodel built around a requirement that mattered more than any finish: a wheelchair moves through this house freely. Wider openings, level thresholds, floors that roll smooth from one room to the next.

This is their bedroom. Soft sage walls, a map of the world’s animals, a light fixture with some play in it - a kid’s room first, that happens to work perfectly. That was the whole brief.

A home isn’t yours until you can reach all of it.

We kept the ceiling. Almost nothing else survived the questions.

This home office had good bones - a coffered ceiling worth saving and a wall that always wanted built-ins. Orange-toned cherry, a corner desk built for a 2004 computer tower, finishes pulling in four directions.

The rebuilt room holds one idea: quiet, so the work can happen. Deep blue built-ins wrapping the corner, a walnut top run wall to wall, white oak underfoot, and the coffers repainted so they read as architecture instead of trim.

A renovation isn’t about making a room look new. It’s about deciding what the room was always trying to be.

There’s a second kitchen hiding in this photo.

Behind what looks like a wall of walnut pantry doors is a full scullery - coffee station, sink, dish storage, the works. The kitchen you entertain in stays calm; the kitchen that works hard stays out of sight.

That’s the thinking we bring to custom homes and remodels in Fort Collins: walnut and brass make it beautiful, but the floor plan decisions make it livable. The mess has a home. The room keeps its composure.

Everyone asks about the tub. The cabinetry is doing the real work.

A primary bath gets photographed for the freestanding tub and the brass. But the decision that makes the room livable is the full-height tower between the sinks - bead board fronts, furniture-grade, built so the counters stay clear on a Tuesday morning, not just on photo day.

That’s a rule we design bathrooms around in our custom homes and remodels across Fort Collins: the beautiful stuff earns the photo. The smart stuff earns the next ten years.

Tile makes it pretty. Storage keeps it that way.

We built less storage into this corner than it had before. On purpose.

Open shelves and a peg rail used to hold everything here…and show everything. But a mudroom is the first room you walk into coming home. It sets the tone before your shoes are off.

So we traded open shelving for floor-to-ceiling cabinetry in a quiet sage green, warm nickel, quartz. Same footprint. The clutter disappears, and the room feels great.

The best storage is the kind you stop seeing.
