The Master Marketing Plan: I knew being the only general contractor doing home inspections in Lake County was going to be a tough sale for real estate agents in Lake County... So for the last 18 months my goal was to build online profile to be that top inspector for all agents outside of Lake County to be on the buyer side against the Lake County agent listing (Sonoma, Napa, Mendo, Marin, SF, you name it) So now my plan was 1. CONTROL THE ONLINE MARKETING PLATFORM FOR HOME INSPECTORS. (Show under my name on the search "Best Rate in Lake County", which is true., they then click on the website and a 10 minute introduction video is presented on my home page showing my drones, (Crawl Space and DJ MAVIC), tools, etc., at 160 plus 5-star reviews on all platforms combined it is over 70 more then anyone else in the area.. (Lake, Sonoma, Napa, Mendo, etc.,) If I focused solely on marketing to agents outside of Lake County for the buyer side I had it. because the ratio is significant and I always knew 90 percent of the time their inspectors would not drive over the hill anyway that market is taken from me now, in return I would do inspections for them in their counties.., 2. Always be less then the others because I can afford it. 3. The google reviews would paint the image to override any BS real estate drama crap that spreads like wildfire. Last year, I had 25 five star reviews easy to say s**t... now approaching 200 little bit different... 4. Always reinvent yourself, two years ago I was doing YouTube walkthrough videos (no one was doing that) last year I invented a crawl space drone (no one still has that) 5. There is a lifetime of construction experience that translated to this business and it took some time to adjust but every buyer will always respect and listen to a licensed general contractor over a realtor, broker or home inspector on the home no matter what. 6. Costs to Cure, as a GC I'm licensed to put numbers on reports which come from my subcontractors, that has never happened before around here, no different then when a general provides their subcontractors bids for a house being built I just cant touch the work for 12 months but my subcontractor and contractor referrals can. So now the clients have referrals to contact for repairs and with that number thats provided to me now the subcontractor isnt bothered for a cost for a credit knowing they wont get the job. 7. All reports typed out no automated responses.. this is huge yes my reports are time consuming and long but easier to read because a human wrote it. 8 Show how to fix things, a client would care less about a home inspector showing them how to fix something but a general contractor showing them thats another level. 8. Close communication speed dial with subcontractors, all are on speed dial which means I can have an answer on all trades if I don't know it... So now with that I am still always learning something new love me or hate me I am not going anywhere and I do control the online market for Home Inspections in Lake County and that is fact.
