✨💫If you want to know the full story on this one you have to travel back in time with me to 2022. 💫✨
I had been referred to a family and I had the privilege of listing their beautiful home in Cartersville. They were planning to re-locate. I had even referred them to an agent to help them find their new home. We got their Cartersville house under contract and then they realized that they weren’t ready to relocate after all. 😬For me, it’s always about what is best for my clients and it was not time for them to move, so we pulled the listing. Fast forward a couple of years and this particular client let me know that her dad was planning on selling his house and moving in with them. They just had to do one quick addition to their house first to accommodate him. Well that ended up taking way longer than expected! Finally, this spring, dad was able to move into his new space, and we got his house SOLD! It had been a long time coming, and now the mission is finally complete! It was such a pleasure working with these sellers and the buyers are so excited about their new beautiful home🏡
This is what my work is truly about. Getting people where they need/ want/ long to be.
I am grateful for each opportunity. If you have real estate needs, questions, or referrals, shoot me a DM and let’s get to work!

✨ when the builder includes all the good selections, it makes it easy to say yes to the address! ✨

✨Oak tread stairs
✨ vent hood over the cooktop
✨under cabinet lighting in the kitchen
✨extra storage under the island…
These are just a few of the touches that make this home stand out.

And some of these are important selections that set a homeowner up for making personalized choices that are the “jewelry”, because all the good bones are already there!

✨And the best part? This one is still available and the builder is offering a $15,000 incentive to use any way you like. DM for all the details!

When you’re building a home, it’s so tempting to say “yes” to every upgrade the builder offers. But not every upgrade is worth paying for upfront.

If I’m helping someone build, I’m always thinking about what can be added later versus what will cost a fortune to change once the drywall is up.

The goal isn’t to skip the pretty stuff forever—it’s to spend your budget where it will have the biggest impact and save the cosmetic upgrades for when the timing (and budget) is right.

Swipe through to see the builder upgrades I’d personally wait on. 👇

Did any of these surprise you, or is there one you’ve always wondered about?

The biggest mistake I see people make when building or renovating? They spend the budget on the pretty before they invest in the practical.

Don’t get me wrong—I love beautiful finishes. But if your budget starts getting tight, I’m not saying you shouldn’t have the beautiful finishes, I’m saying they’re the easiest things to add later.

✨ Cabinet hardware? Later.
✨ Kitchen backsplash? Later.
✨ Statement light fixtures? Later.
✨ Hanging mirrors? Later.

What you don’t want to postpone are the things hidden behind the walls.

✔️ Electrical locations (extra outlets, recessed lighting, floor outlets, EV charging, etc.)
✔️ Future plumbing stub-ins (for a utility sink, wet bar, outdoor kitchen, or future bathroom)
✔️ Framing changes (larger showers, bigger windows, wider openings, extended patios, or structural layout changes)

Once the drywall is up, making these changes usually means opening walls, hiring multiple trades, and paying significantly more than if you’d done them during construction.

My advice is simple: Build the bones first. Finish the jewelry later.

A beautiful home doesn’t have to happen all at once. The smartest projects prioritize the things that are expensive to change later and leave the cosmetic details for when the budget allows.

That’s how you create a home that’s both beautiful and a smart long-term investment.
