This custom luxury waterfront residence is the fourth Praxis-designed home on prestigious Bay Drive in Miami Beach, one of the area’s most sought-after waterfront addresses, known for its expansive south-facing lots and exceptional bay views.

Every project begins with a constraint. The best ones turn into opportunities.

For this residence, the challenge was unusual: the client needed complete privacy, which meant rethinking the conventional layout. Instead of placing the pool and garden at the rear, we brought them forward—transforming the front of the house into a protected, inward-facing oasis.

The result is a home that reveals itself gradually. From the street, it remains composed and discreet. Step inside, and the architecture opens—light, water, and landscape unfolding in layers. The front yard becomes not a boundary, but the heart of the experience
By converting expectations, the design create a sense of calm and control , privacy is quietly embedded into the special sequence.

One of our Pinecrest projects reaching completion, the material palette sets the unique character of the house.
We’re using board-formed concrete for the main walls to give the house a solid, grounded feel. It’s low maintenance, ages well, and has that natural texture that makes it feel more refined than flat finishes.
Layered onto that, we’re introducing custom aluminum fins to control sunlight and add depth to the facade. Then we’re bringing in treated wood/resin panels to soften things a bit—so you get, the precision of paneling, that warmth of wood, but without the weathering issues we deal with in South Florida.
The landscape is designed as part of the house, not after the fact. Everything—from the planting to the ground planes—is set up to reinforce the architecture and create a more seamless indoor-outdoor experience.

Overall, it’s a straightforward idea: strong structure, controlled light, and materials that look good but also make sense long-term.
