A closer look at the upcoming 27 W Flagler lobby renovation.

Our team is redesigning the entry to open up the first two floors, letting in much more natural light and connecting the public spaces. The design pulls together warm walnut paneling, rich green tones, and soft lighting to bridge the building’s historic character with a welcoming, hospitality-focused vibe.

A look inside our design process as we select the materials, textures, and palettes for the upcoming lobby renovation. Inspired by the calm, layered tones of Miami and tropical Art Deco history, we are bringing together rich walnut finishes, emerald tones, and custom botanical motifs to completely transform this Downtown Miami space.

When we design, we are always thinking about movement, time, and how people actually experience a space.

For a major cruise terminal, that means choreographing the journey of thousands of travelers. Through diagrammatic models and massing studies, we mapped out a seamless sequence from arrival to departure. By carefully layering functions across each level, the building naturally guides the flow of people, turning complex logistics into one smooth experience.
