If you’re asking if sealcoating your pavement is worth it, the answer is yes!
It didn’t get there on its own, someone put a lot of time, money and effort into installing it. If you aren’t keeping maintenance up, you are on the way to a long and expensive repair that could have been avoided.
Sealcoating can help extend the life of your pavement by up to 300%.
How can sealcoating get worn down?
Anything from the sun to weather can chip away at your pavement. For example, the sun baking on a parking lot can burn out components like oil, tar, and bitumen (black mixture used for road resurfacing and roofing). Think about sealcoating like sunscreen. It is a protective barrier between your pavement and the elements that can help it go from grey and drab to a deep black and smooth again!
Just like sunscreen, this barrier must be reapplied every other year at the minimum!
What happens if you just “let the sunscreen wear off”?
First off, you won’t have a very appealing outside. What’s that thing they say about first appearances? No, not just how important they are. No, not that you don’t get a second chance… Oh! That it only takes one tenth of a second to form your opinion from your first impression. At least according to Princeton anyway. If all it takes is less than a second to form an opinion, you want to make sure that you have all your ducks in a row and ready to go. A fresh and smooth parking lot is one way to do that.
Second, you are on the way to an awfully expensive repair. On average, you would be looking at about $2.00-$5.00 per square foot. Doesn’t seem like a lot, right? Think about it like this. The average parking lot is about 320 square feet. That means that just to replace the pavement, you’re looking at anywhere from $640.00-$1600.00. That’s not including all the other steps and people involved in the process. Or the lost revenue. You can’t have an open business while this is being done…
