When remolding their home for sale or flipping properties, inexperienced investors usually go overboard in renovation. Our team works closely with our clients to come up with a detailed scope of work (SOW) based on their budget before we start. This planning stage is very important to help them maximize their profits.

Tips: If you manage the flipping project yourself, you need to ask these questions before you decide to repair or replace anything in the house.

1. Is it cost-effective?
2. Does it bring extra values?
3. Is it required?
4. Does it maximize your return of investment?

If your answer is YES for 3 out of 4, go for it. Areas such as kitchen, master bath, and landscaping are always a sure bet to renovate.

In this project we decided to paint the cabinet and new flooring only instead of redo the entire kitchen. The result is still effective without spending a lot of money.

Key take away message: Baseboard is a transition between floor and wall. It hides all the imperfections. We chose the simple, clean line baseboard to modernize the house.

4. Scheduled flooring contractor to remove old carpet and install new flooring starting tomorrow.

Key take away message: When choosing your floor material, functionality is important, but color and pattern can really affect the mood of the room. Make sure to choose your flooring carefully to bring value to your house. Selecting contractor with good workmanship and experience is also very crucial.

We chose this darker gray tone for our recent property rehab project.
