It's that time of year again. Outside drains need to be cleaned out. We are through the dry summer and headed into the strong part of Hurricane season. Some people's homes have outside drains that go into sump pits in their basement. The entire stairwell needs to be clear of debris, drains cleaned and dome covers installed. THIS IS ONE SYSTEM THAT PLUMBERS CANT SWITCH OFF WHEN WATER STARTS COMING IN YOUR BASEMENT. Additionally if your sump pump is 10-15 years old, it may be time for a replacement or even an upgrade to a new pump with battery back up secondary pump for added protection.

Good Monday morning everyone! Let's talk hose bibs. It's that time of year to be careful if you have outside spigots with hoses attached. While the invention of the "frost free" hose bib has helped to prolong our season with outside access to the hose, it will not drain the inner zone of the hose bib allowing it to not freeze and rupture. Ice will actually form inside the hose and travel into the frost free zone. Once it gets to the actual valve assembly, it expands and breaks the copper jacket of the hose bib. Do yourself a favor and remove all your hoses from outside spigots. This will prolong your season before having to winterize them and save you money on repairs.

As seen in the second picture, the hose bib ruptured near the valve seat at the back of the hose bib, well within the heated space of a finished basement.

It's starting to get that time of year! Hurricane 🌀 season is on us! Take a second if you have any outside drains and make sure they are functional. Mother nature can sure poor down a lot of rain and unfortunately that's one water system we can stop with the flick of a breaker or the turn of a valve. Customer stated ceiling fan stopped working and smelled a burning smell a while back. A simple diagnostic found the problem and they elected to move forward with replacement. Electrical diagnostics and ceiling fan replacement are both projects I absolutely love to complete for my clients!

Does your property have a back water valve on the sewer? Has it had its annual inspection and maintenance? These devices are meant to protect your basement from a backflow of sewage into your home but when the flapper breaks off and stops the drain line, they will cause the same issue you're trying to stop. Make sure you're getting the annual maintenance required so you don't have an emergency situation like this one! Glad I was able to get this home's sewer back up and running last night!
