We are very excited to be part of a team breathing new life into the buildings that used to house the Charlie Brown’s Steakhouse in downtown Millburn.

The former restaurant is being broken up into several smaller spaces. While the restaurant faced the parking lot at the rear of the property, turning its back to the street, the new retail spaces will all have doors and storefront windows to the sidewalk, engaging with the public as they walk or drive by and bringing energy to this prominent corner.

On the upper floors, vacant apartments are being rehabilitated and modernized. One sign of this visible in the photos here are are the new energy-efficient windows that were installed recently.

Stay tuned for more progress photos in the coming months!

Last week, flowers and shrubs were planted around the ramps, stairs, and porch that provide access to the new Toni’s Kitchen space in the undercroft of St. Luke’s Episcopal Church. The ramp provides easy passage both for visitors and volunteers with disabilities and delivery crews wheeling pallets of food into the new storage and sorting space.

Stone salvaged and stockpiled over several years of work on the church was used when extending the historic double stayed seen in the first image down to the new, lower grade, and we can barely tell where the old portion ends and the new portion begins! New iron railings to compliment existing ones elsewhere at the church were custom-built for the project.

We are thrilled with how it turned out!

Work is well underway on this project to improve and expand an existing multifamily home in southern Montclair. As shown in this image, the existing front porch is being repaired, and deteriorated siding replaced. An addition will be added to the rear of the building as well.

We’d like to extend slightly belated congratulations to the on the approval for a project to improve accessibility to their Orange Road campus that was granted by the Montclair Zoning Board of Adjustment earlier this month.

The project includes work to two of the three house museums on the property as well as site work.

At the Clark House, pictured first, a small addition will be built, containing a barrier-free restroom and new lobby. A new ramp and stair will provide barrier-free access to the building for the first time.

At the Nathaniel Crane House, pictured second, a similar ramp will also provide barrier-free access to that building.

A new parking lot, shown in the third image; largely composed of permeable pavers, will provide order and safety to the current chaotic dirt lot while enhancing the historic feel of the property. A second driveway will make for safer ingress and stress from the lot. New pedestrian walkways, historically-correct lighting, and native landscaping will tie it all together.

We are currently at work on the construction drawings, and can’t wait to see this project get under construction!

Congratulations to .kitchen and on the grand opening of their massive new warehousing space, sorting rooms, and workrooms located in the St. Luke’s Church undercroft! It’s been an hohave been able to help such a great organization work toward its goal of eliminating food insecurity in Montclair, Bloomfield, and West Orange.

In 2019, Sionas Architecture was asked to study ways to improve access to the large unfinished space under the church and provide access to it in order to provide more space for Toni’s Kitchen. When the pandemic struck and many people were suddenly out of school and work, this task gained new urgency. After a couple of years of design, approvals, and fundraising, ground was broken 11 months ago. The finished space provides much-needed cold storage, sorting space, and also improves the back room of the Second Time Around Shop. It The entire space is also now handicapped accessible. We’re thrilled to see the finished project and wish Toni’s Kitchen the very best!

Lucky number 7! 🍀
As of tonight, when we accept the Brick and Mortar award for excellence in preservation from the Montclair Historic Preservation Commission, we will have received this award seven times since it was introduced, honoring eight buildings we have worked on—six existing buildings and two brand new ones that fit into their context nicely.

Pictured here are all of them, in no particular order:
1) 111 Grove Street
2)The George
3) Hillside Square
4) 16 Label St (aka the old inspection station)
5) The Westerly Apartments
6) The National
7) Plymouth St Residence 1
8) Plymouth St Residence 2

We’re very proud of these projects and enjoyed working with our many partners on them all. We’re excited to continue to enhance the historic districts of Montclair.
