If you notice low water pressure in your home, one of the first things you should check is your in-line water filter. A dirty or clogged filter can restrict water flow throughout the whole house and make it seem like you have a bigger plumbing issue when sometimes it’s just overdue for maintenance.

A few quick tips for maintaining your in-line water filter:

• Check filters every 1 to 3 months depending on water quality and usage
• Replace disposable filters on the manufacturer’s schedule
• If you have a reusable screen filter, clean it regularly to prevent buildup
• Sudden drops in pressure are often a sign the filter is clogged
• Homes on well water may need more frequent checks because of sediment
• After replacing or cleaning a filter, flush water through the system before normal use

A simple filter check can save you from unnecessary plumbing calls and help keep your water pressure where it should be.

When you own a rental property, guest experience and good reviews are everything. Helping owners quickly solve issues like this keeps guests happy, protects bookings, and helps keep rentals profitable.

Today’s call was for no hot water at a tiny home Airbnb. After checking the propane system and diagnosing the on-demand water heater, I confirmed the issue was low propane supply to the unit.

Since nobody was available to fill the main tank today, I picked up an adapter kit and temporarily connected a standard 20 lb propane cylinder directly to the water heater to get everything back up and running safely.

With the tiny home only using propane for the water heater and outdoor fire table, this temporary setup was enough to restore hot water so guests could continue enjoying their stay without interruption.

Ran out of daylight yesterday before I could finish up the dock, so I came back today and got it wrapped up.

The whole goal is getting this lake house cleaned up and looking its best before Memorial Day when the whole family comes up to enjoy the holiday together. The pollen is finally knocked down, the cobwebs are gone, and everything is starting to look fresh again for summer at the lake.

The bears are officially back out and about in North Georgia 🐻

This little trash shed didn’t stand a chance… bear came looking for a midnight snack and ripped the door clean off trying to get into the cans.

Good news is, we were able to reuse all the existing wood, rebuild the door, and get everything opening and closing better than before. Homeowner was happy, and even better, no extra lumber or re-staining needed.

If you’ve got rental properties up here, this is that time of year again. Here are a few ways to help keep bears out of your trash:

• Use bear-resistant trash cans or locking lids
• Add a secure latch or carabiner to shed doors
• Reinforce hinges and door framing so they can’t be easily ripped off
• Keep trash inside until the morning of pickup if possible
• Clean cans regularly to reduce smell
• Avoid leaving food scraps or bags outside overnight
• Consider motion lights or noise deterrents around the trash area

The rebar delivery didn’t show up until around 3 PM today, but we still wanted to make some progress and give the client a preview of how the new railings are going to look. We were able to get a few sections knocked out before calling it a day.

We’ll be back at it first thing tomorrow morning.

Switching from cable to rebar still keeps that clean, low profile look and doesn’t block the view, but now he won’t have to deal with sagging cables or constantly tightening them anymore. Low maintenance and built to last.

Finished up this 17’ x 10’ deck off the back of the decorative stamped concrete pad I helped pour about a month ago. Nice clean extension that ties in perfectly with the existing space and gives them a better spot to enjoy the water.

We went with the beefier 3/4” horizontal rebar, painted black. I’ve always liked using rebar rails because they keep the view wide open instead of blocking everything with bulky balusters.

Another big plus is maintenance. No worrying about wood balusters bowing, rotting, or coming loose over time. If the black ever starts to fade years down the road, just grab a can of spray paint and freshen it up.

Simple, strong, low maintenance, and built to last.

Back out checking on the 20 x 22 deck we built several months ago, and it’s awesome seeing this project coming to life. The dome is now up, flooring is being installed, and all that’s left is getting the AC hooked up before it’s ready for decorating.

This is one of those unique amenities that can set a rental apart instantly. I’d rent this place based on this feature alone. Everyone wants mountain views for a weekend getaway, but having your own private space to watch the sunrise with a cup of coffee or lay back at night and look up at the stars takes it to another level.

Projects like this are why I enjoy what I do. Taking an idea and helping turn it into something people will remember.

From rendering to almost reality. Started as an AI concept and now it’s just about finished. This flagstone patio under the pergola has come a long way in a short time.

The border boards at the base of the stairs were already in place, which made the layout and build process a lot smoother. We filled the area, set the stone, brushed in granite fines, and gave everything a good wash down.

Tonight we let it dry. Tomorrow we’ll brush in one final layer so the fines settle into any remaining cracks, then do the final rinse. Once that dust washes off, it’ll bring out the natural two tone colors in the flagstone and really make it pop.

Another add-on in the works!
We framed up this pergola today using rough sawn lumber. Since it isn’t pressure-treated, we were able to get the stain on it immediately to protect it and dial in the look. We also pulled away the dirt and gravel to begin leveling the area so we can put that leftover flagstone to good use.

Got a call for a burning smell coming from a dryer.

First thought was a clogged dryer vent not letting it breathe properly… pretty common issue.

But once I got there and started digging in, it was a different story. The 30 amp outlet and the prongs on the dryer cord were discolored and burnt up.

That’s a whole different level of problem. Way more of a fire hazard than lint buildup.

Swapped out the dryer cord and installed a new 30 amp surface mount receptacle, tested everything, and got it back running safely.

Moral of the story… if you smell something burning, don’t ignore it. That’s not something that fixes itself.
