Watch those sump pumps this week. We are getting a lot of rain. This would be a great time to look into a battery back up sump pump. It’s not a matter of if the sump pump will fail, it is a matter of when.

It’s that time of year. The temperatures are dropping. The nights are getting colder. It’s almost time to fire up the furnace.

Make sure your furnace filters are changed regularly. I just had to buy some because the furnace guy is the worst at this🤣🤣. I suggest turning it on and making sure it works before it gets really cold. It never fails, you wait until it’s really cold to turn it on. None of us want to pay that gas bill. You walk over to that thermostat. You wait for that first smell of the dust burning off. 30 minutes go by and nothing. Now it’s an emergency and everyone is calling the heating guy at the same time and your family is complaining because the house is cold.

If this happens to you, there are a few things you can check. Make sure that your batteries are good in your thermostat. Check your air filters. Make sure the power switch did not get turned off. Check the circuit breaker. Check the gas valve at the furnace. If there is a pvc vent going to the outside, make sure the ends are clear.

I always carry these little panels on my truck for jobs like this. This was to repair a hose bib that had no access to it. It is located in a closet. These panels are under $20 and a lot cheaper option then a drywall repair. This lady was afraid that there would be a large ugly hole in her closet. When I showed her how it would look, she was very happy.

When purchasing a house, please make sure you have a reputable home inspector. I would also suggest getting a sewer inspection. Over the last couple years, I have been to many homes after a purchase to fix lots of stuff that the home inspectors missed. I even have one customer who bought a house that had a porch converted into a room. Both corners have severe drywall cracks showing the old porch is pulling away from the house, and wasn’t properly supported to be a room. The front door didn’t even open all the way by the time I got there. This couple questioned the home inspector and he insured them it was fine. Unfortunately it’s not. He missed the leaky water heater, and several other issues. After 3 months, the sewer is now shot also. A Sewer inspection with a camera would have shown the massive tree roots and how bad the sewer was. This home owner was also given a home warranty with her purchase. They quickly found out that home warranty companies don’t cover much. They didn’t pay for the full cost of the water heater replacement and their brochure claims they cover plumbing stoppages. They don’t cover anything underground, which is where a majority of your stoppages are. Unfortunately this new homeowner is paying to repair a bunch of problems that they weren’t expecting. This has been a common theme over the last couple years. The cheap inspections aren’t worth it. If you are going to pay for an inspection, get an inspector who is thorough and reputable.

With all the snow coming, make sure to keep your furnace and water heater exhaust and intake pipes clear outside.

With the cold weather coming, don't wait until the coldest day to test your furnace. Turn it on and make sure it works. There will be a lot of people who wait until they absolutely need it and then it won't work. Also remember to disconnect those garden hoses from your hose bibs. Every year we replace several hose bibs from freeze ups over the winter.
